This is a small family-run hotel just a short walk from the centre of Colombo. It was economical, which made it perfect for exploring the city without spending a lot on accommodation.
The owner and his family made the place feel like home. They were warm and helpful — when my booked airport car didn’t show, they stepped in, contacted the driver, and sorted everything so I didn’t miss my flight. They also loved sharing local traditions that helped me discover the country’s magic.
My room was clean and elegant, decorated with traditional touches. But the real highlight for me was the food. As a vegetarian, I was worried about finding suitable meals in a country I’d only just arrived in. The owner always prepared thoughtful, tasty dishes based on my preferences. It made a huge difference.
If you want a convenient, budget-friendly base in Colombo with genuine hospitality and great home-cooked food, this place is a lovely choice.

The owner was very friendly, hospitable and nice man. It was great to talk to him, he told us about their country, tradition and food. At the top of if he has a big interest in music, so it was very pleasant to listen and talk about it. He took us on a ride in his vintage cars !!!! We had lovely time !!!!!

What a wonderful stay! HIGHLY recommended, particularly if you're a music enthusiast. Staying at Mini's was one of the highlights of a 7 week trip. Such warm hosts, a real family vibe but with your own space. Thank you to my new friend Eranda and his mum and dad, and for the awesome shared musical experiences, the opportunity to meet his lovely friends, and our epic DJ'ing adventures!

This is an outstanding homestay and the perfect choice for an enjoyable, peaceful stay in Colombo. Characterful Eranda, your amiable host (a music and vintage car aficionado), is conscientious and meticulous in his service. Along with his delightful mother and father, he welcomed me into his home like a returning friend.
My homely en-suite room (deluxe double with balcony and separate entrance) was meticulously clean and well-appointed. It had a comfortable bed, mosquito net (which I did not need to use), a small fridge, a television, a hot water shower, a desk and chair and very efficient air conditioning. A reading light was provided instantly on request.
Breakfasts were adequate, healthy and delicious. They included plentiful fresh fruit, varied delectable Sri Lankan breakfast staples and excellent coffee.
For me, the location was perfect. I explored the busy capital cheaply by day (using tuk-tuks and the safe, reliable PickMe app) and then returned to my room in this quiet neighbourhood for a good night's sleep. Having previously stayed in a very noisy hotel in the Fort Area this was far more preferable.
Mini’s Residence is a sanctuary; it is somewhere that feels safe, and it is somewhere that I would 100% return to again. If you are lucky enough, Eranda will take you for a spin in his pristine vintage Morris Minor convertible. Thank you for a very comfortable and enjoyable stay, Eranda and family!

Our host is an interesting person with great taste in music and a passion for vintage cars. His collection includes hundreds of original records from the '60s and '70s, some of which he even played for us on his record player. The breakfast he served was amazing, and the coffee—authentic Sri Lankan—was rich and flavorful.
He's a knowledgeable person, and we had great conversations about music, politics, spirituality, and religion. We absolutely loved it!
As I had very little time to see roam around Colombo, he even took me on a short trip on one of his vintage car to a truly authentic Sri Lankan spot in Colombo near the Independence square—a place where kind souls from Sri Lanka and around the world come together to meet, talk, and connect. There, I bought books, and in the company of talented musicians, we sang songs, sharing moments of joy and music, and also chatted a bit with other foreigners about countries and politics.
Will always cherish his generosity.

Nice location and room and the host was welcoming. The residence is in a plush locality in Colombo, so you sort of get the feel of the relatively richer parts of the city, which was nice. My room had a little garden outside, and it was lovely to just remove the curtains and take in some of that greenery through the glass door. Made Colombo heat slightly bearable. The room and the washroom were very clean too.
The Wi-Fi connectivity was very poor. I would not recommend the place to people traveling for work, because the internet pretty much did not work in my room at all. Breakfast options could be a little more diverse than traditional Sri Lankan food, which is slightly heavy in the morning and also a little too salty.

One of the little attractions of Colombo! Thanks to Erando and his family for the warm welcome and the amazing vintage atmosphere filled with cool music that breathes this place. The owner helped with all questions. The best option for your money!
One more adapter for the 220 euro socket was missing, but that's a minor detail. (Easy to get in a supermarket)

Amazing stay, economically friendly, kind and courteous workers, and delicious breakfast. Very clean and comfortable. You're a tuktuk ride away to the city centre, but far enough that you can explore the local and residential areas, shopping, and restaurants. Music collection is impressive, and the location has a lot of personality. Would love to come back to this residence when we visit Colombo again.

Very friendly owner, delicious Sri Lankan breakfast. We were staying one night but we could use the room the second day as well, leave our baggage and even take a shower after checking-out time before we were going to the airport which was extra helpful for us.

The main reason to stay at Mini’s Residence is cause of the host, Eranda. He is very kind, facilitating and helpful and speaks very good English, which is definitely not the case for most Sinhalese people. He was so kind to take me and my daughter along with him on numerous occasions. We went to the Independence Square with him for a nice walk in the park and he took us along to the organic market. He also made sure to cater to our needs for breakfast, which was a nice introduction to the Sinhalese cuisine for us. The room is quite basic, but has everything you need and even AC, which is quite nice when dealing with the Colombo heat.
I feel the place could do with some maintenance and little chores and tweaks here and there. For instance a bedside light (which I’m sure Eranda will take care of being the attentive host he is).
The mattress is thin and very hard bed.
There isn’t much to do in the area, but super easy and cheap to get to all the major sights by TukTuk and very cheap. Especially when using the Pick Me app.
