The size of the room and the fact it had a fan and aircon worked well to keep the room cool. How close it was to the beach. That Amal Villa was next door as they did lovely food and drinks. Dilly the Tuk Tuk driver was very nice and friendly.
Gardens and decor looked tired and in need of TLC. Breakfast was basic. That staff kept asking us whether we wanted a tour or boat trip whilst we were eating. Wifi only worked in the reception area. Ripped bedding. The beach facilities, broken sun loungers and parasols with ripped lounger cushions and the towels looked old as they were fraying. There were not enough sun loungers near the swimming pool for everyone to use. Unable to get a drink after 10pm

Lovely natural surroundings with reception area with the best WIFI connection, 20m pool area, large restaurant and dining area with a lovely view of the beach in the distance with a spectacular view of the train track passing right in front of the restaurant. Well equipped comfortable, clean rooms with great AC and ceiling fans with balcony and hot water. Cant go wrong with the lovely Sri Lankan staff to facilitate anything you need. Very quiet spot right on Bentota Beach with a long beach. You also have cushions and towels available on the beach loungers where you can also order drinks and food from the beach. If you want surfing or paramotrgliding its not far either, or of course the hotel can arrange a tuk-tuk for you to check out the local spots around town.

Excellent location with very attentive, helpful and pleasant staff. Rooms are large and kept clean and the staff do everything they can to help guests and make the stay a happy and memorable experience.
The WiFi connection can be weak and only operates in the hotel lobby or the room balcony.

The hotel is right beside the beach and sun loungers, parasols and towels are available. There is a decent pool.
The food selection was good - we had half board and there was plenty of variety. We enjoyed the sight of the trains passing as we were eating. The railway line runs through the hotel gardens, but this is not too intrusive - there are not many trains, especially during the night.
The staff are great - very friendly and helpful.
The room was large and the bed was comfortable.
The tours we took from the hotel were very interesting and enjoyable.
The plumbing - especially the shower water pressure which was low. A minor issue.
We would have preferred to seek out drivers and tour organisers rather than be approached all the time. Having said that, the service we got was good on the tours we chose.

Cute little family hotel, Staff is friendly and nice, food in cafe is pretty good. Beach is great, prices are faire enough i think.
WiFi was available only near the reception and in general place needs renovation, but still cozy.

Great location on the beach and a lovely swimming pool!
The staff were SO nice especially the guys down at the beach who were always so friendly.
The check in and out was seamless.
The restaurant had a lovely view.
There was no mattress protector - I did request one but they didnt have it.
The hotel itself was super outdated and needs some money invested into it - the bathroom was very old and hot.
The grounds were very run down.

Overall first impressions were favourable. The staff are very friendly and helpful. The beach is wonderful and not at all busy (and there's a guard by the train track to check there are no trains coming before you cross). There is a beach bar and sun loungers/towels provided. There is a nice restaurant and the breakfast was good. The plants in the grounds are beautifully tended. There's a nice outdoor covered reading area. The hotel staff made a good effort to make New Year's eve nice, with beach dining, music and fireworks, which we appreciated. Tuk tuks are available for a ride into town.
When we arrived, we were given the 2 worst rooms, suituated on the ground floor overlooking the car park, next to reception and next to the communal toilets, and felt very exposed. They were certainly not "super deluxe" rooms we had booked. The aircon didn't work and they spent ages fixing it for us. Luckily we were able to move to another room on the first floor the next day where, again, the air con didn't work and they fixed it. Our sheets had holes in. The rooms are very basic and need a deep clean. The facilities are the absolute bare minimum. The curtains are filthy (the rooms would benefit from black out curtains). The bathrooms are a bit mouldy and everything needs a good clean (toilet seat badly stained, mould in showers, sink plugs yucky, damp patches on walls). The shower door in our second room was almost impossible to open once closed, so we left it open. There are some outdoor areas which look faded and mouldy (we appreciate the climate is very humid which makes things difficult). The wifi is very unreliable and we gave up trying to use it. It was obvious the price had been bumped up for the time of our stay. Frankly we felt the rooms were vastly over-priced.

Nice hotel with friendly staf.
The rusdian/german speaking staf had very bad attitude and was at a time aggressive. He must be more service minded.
All other staff wasnice and very friendly and made their best to help anytime.
