Jaya is a good person, and he has a lovely place, it's peaceful and in a good location
We didn't receive gas with the kitchen, which doesn't fit the description with mentions a useable kitchen.
But Jaya has been kind enough to provide hot water for us

We loved staying here. The garden is beautiful and most of the fruit, they serve for breakfast grows in the garden. Best part is the host! He is very nice, answers all your questions and he gives you recommendations for activities and even organizes them for you. He also drives you around in his Tuktuk for free. You will definitely enjoy your stay! :))

Jaya is very friendly and helpful, and the guesthouse and garden is lovely.
Hot water, fridge, terrace and AC, really good.
A short walk across the railtrack to a beautiful beach. Would definitely stay again.

It is a beautiful house with a very beautiful garden in a quiet residential area, the owners are very friendly and accommodating wanting one to feel at home, the home cooked breakfast was excellent, only 10 minutes walk from the beach and 20 minutes walk from supermarket and main road. There are several restaurants close by offering a wide range of local and international food. There is also an Ayurveda centre few minutes away . Is also 10-15 minutes walk to Bentota railway station

This is a great budget stay with all the basic amenities you need. The owner is super helpful—he even helps you find local spots and can take you around in his tuk-tuk if needed. The highlight was definitely the food! They serve amazing, homely Sri Lankan meals. Plus, their adorable pet dog, Mashi, made the stay even better. The location is also a big plus—just a short walk to Bentota Beach.
The only downsides were that the Wi-Fi wasn’t working during our stay (the owner mentioned there was an issue), and after 6 pm, it can be tricky to find a tuk-tuk since the property is a bit tucked away. If you’re planning to go out for dinner, it’s best to arrange a ride in advance or have a tuk-tuk driver’s number handy to call for pickups and drops.

Great room in a really beautiful garden. Everything you need with mosquito net, Air conditioning, towels and hot water. You can also get dinner from the host. Short walk to the most beautiful beach in Bentota, no problem to cross the railway lines.

An ideal place to spend 3 nights. Very near the beach, multiple restaurants, local shops and snack bars. The property itself is extremely well kept by Jaya. I loved eating his freshly grown fruit for breakfast, and he's really interesting and helpful, particularly with local knowledge. You wont be getting ripped off when Jaya is helping you book activities (lovely mangrove tour and pit stop at ayurveda garden!).
Very relaxing feel to the place too!
The room was more than spacious. Everything you needed from kitchen facilities to, mosquito net, good fan,

Breakfast was superb different every day and tasty.
We had our own kitchenette, fridge and sink which gave us freedom to cook if we wished.
Will certainly stay again if we return to Sri Lanka, quirky place with great beaches and restaurants.

Jaya, our host was extremely friendly, helpful and informative. Anything we wanted to do or see, he arranged it for us. he is a 10\10 host.
His garden is amazing, like a mini jungle with lots of birds, squirrels and one day we also saw monkey on Jaya's trees.
The Apartmants are 5 mins walk away from the beach, crossing the railways.

I had a wonderful stay here. My room was big and comfortable and my balcony was overlooking Jaya's awesome garden and the jungle. Jaya was a wonderful host who showed me the shortcut to the beach, took my luggage to the train station and was always there to help. Breakfast was big and delicious. It was also no problem to get hot water or a plate and cutlery. Drinking water was always available. The location is in walking distance to the beach, restaurants, the town centre.
