Hotel is right by the train station so it is convenient to get to. It is also in a tall building so while there are some steps to climb, the end result is a great view.
Room had no ventilation like a fan, so it was extremely stuffy. I had to open the window but this drew in mosquitoes so I could not sleep the whole night. Bathroom ceiling and shower curtain were mouldy. Already provided feedback to owner and he said he would rectify the problem during the off season. No kettle or water provided, so stock up from town.

Good location.
This is 'not' what you will expect.
There are spectacular views from the town, but not from this hotel. The only views from our room were a local billboard & phone antenna.
Additionally, one wall of our room was a window looking into a communal seating area! Allowing anyone, & the local peaking tom lady across the way to sit & wait for us to get our kit off.
Therefore any view soon disappears as curtains need to be closed.
Internet, only on ground floor. A WiFi booster would solve this problem.
However, we booked 2 nights & stayed 3. We did look elsewhere, but found nothing better for the price. So we persevered with 'The Bates' Motel.'
Overall, room is adequate for the money & the hotel is a good central location.

Very clean and neat palace. Rooms we selected were deluxe double. Rooms are cozy. Best thing is owner doesn't bother you. You can stay freely. It doesn't provide food. But there are many restaurants available around the location. Highly residential area. Close to every need.
Nothing to say bad. The day we stayed, little hot at the night, they don't have fans. But opening a window resolved that matter as our rooms were at 3rd floor.

Wow, the view from the hotel was amazing! We had a perfect stay, I loved the atmosphere in the hotel, we had a delicious breakfast and dinner there. The staff was very friendly and helpful! They help with organizing the tuk-tuk. The food is good. It's really good value for money. Highly recommend for the perfect getaway!

Near to the Haputhale railway station
Not worth to money because the Booking.com offers a 12% discount as Genius member, but they asked to pay full amount even after the showing all booking.com email confirmations with the total price.
Smelly room & the first thing the person asked to pay extra to upgrade the room to upstairs with the view (as shows on the web site) & very unfriendly staff.
Really really bad decision - selecting this place to have a stay with family
