Wonderful
The beach was beautiful, very secluded, and no floating trash in the water. We, a party of seven, were very impressed with the facility. It was a very nice, very clean property. The staff was friendly and very helpful. They tried to meet our every need. The food was good. I was very impressed, the pool was very, very clean!
While we were there, there were many mosquitoes and sand fleas. The room should be sprayed for mosquitoes. My room has many mosquitoes, and they bite me at night.

The beach bungalows were great; they were right by the beach, basically right on the beach. You can’t beat that the breakfast was included in the deal I got. I really enjoyed the breakfast and omelette. The staff was kind and helpful.
The bungalows need some repair the door lock was messed up little bit just need it better for safety reasons.

Disappointing
Regrettably, we must confirm all the negative reviews we saw online. We ignored them before booking, and that was a huge mistake. This resort is in poor condition and not worth the stay.
Key issues:
Bungalow condition: The bungalows are very old and full of gaps. Despite using two electric repellents (one liquid and one mat), I was badly bitten by mosquitoes. They simply fly in through the cracks in the walls. Shower hot water heater and air conditioning do not met the overpricing.
Poor sleep: There were two beds in the room. On one of them, the mattress was so worn out that the springs were sticking out. My friend couldn’t sleep for both nights.
Cleanliness and Territory: There is no proper territory; the bungalows are just lined up along the shore. Behind our bungalow, near the staff quarters, and all around the area, there were piles of trash and construction noise. The only places to walk are two neighboring hotels managed by EHM.
Pricing issues: The breakfast price on booking.com was $7.50, but at the hotel, they demanded $10 per person. Also, while EHM offered a 15% discount at the restaurant by booking.com but no discount for the breakfast. At these price points, there shouldn't be a discrepancy between the booking.com listing and the reality in the restaurant.
Room amenities: There was a kettle, but no tea or coffee provided. The bathroom had hot water, but no hairdryer.
Bad weather transfer nightmare: due to rough seas, we were taken by tuk-tuk to the pier on the other side of the island it is OK, but waiting an hour for the yellow boat taxi is not OK.
Conclusion: We deeply regret spending two days at this bungalow. I do not recommend it for the $90 per night, max price should be about $45 + breakfast.

Wonderful
Sandy Beach Resort was all we'd hoped for.. A perfectly comfortable wooden chalet right on the beach with a lovely porch to sit out on when we weren't just chilling on the beach :-) The food was great, the breakfasts really good and the service was impeccable. The sea was beautiful and the snorkelling over by the rocks was fabulous. I'd seen a number of negative reviews about the resort (mainly about the prices in the restaurant), but we really couldn't fault it and will definitely be going back

Construction work with caterpillars all day (and sometimes at night) directly next to the cottages, lots of garbage behind the huts (rusty tractors, construction garbage, bottles, plastic...). there are only 3 resorts on this beach, to get to the beach wirh some bars etc you'll have to walk 1,5hrs through the jungle or take a boat (only possible in daytime). so you can only eat in the restaurants (expensive for cambodia, burger 7$) or shop in a badly equipped minimarket. Better price/value in Thailand, even on touristic islands like Koh Samui or Koh Phangan!

There is not much there apart from the hotel, one restruarnt which the food takes a very long time to come. It is not near the main pier so you have to get a boat which costs each way and can end up being very expensive

We stayed at Sandy Beach Bungalows and overall, it was a nice experience also if not what we were looking for. The bungalows are very spacious and come with various amenities like a hairdryer, kettle, shampoo, and body soap. The bathroom is large and comfortable, making it easy to relax. The breakfast was also very good, rich in options, and we enjoyed it a lot.
We took part in the plankton tour at night, and it was definitely worth it. We saw many more plankton than from the shore, which was an incredible experience. The staff was friendly and helpful in several instances. We made a mistake with our booking, and they were kind enough to assist us and accommodate our needs.
Owever, we weren’t fully informed about how difficult it would be to reach the beach. From Saracen Beach, we had to take a private taxi boat, which cost €5 per person, and walking around is quite limited. The area is still under construction with several ongoing works, and there is a lot of noise.
Sadly, the beach is full of plastic and trash, which was disappointing. The bungalows do not have mosquito nets, so we had to leave the air conditioning on all night to avoid being bitten.
If you’re looking for a comfortable place at a reasonable price with your own space, it’s a good option. However, it’s not surrounded by nature as I expected. The area has several resorts, construction work, loud music, and a lot of plastic waste.

Quiet, peaceful, on the beach, rustic, good view. Staff were very nice and helped us with a few different issues. Facilities of two other resorts able to be used.
Rubbish dumped close by, however this seems to be the problem all over Cambodia.
No daily housekeeping so had to ask for water and toilet rolls.
Expensive for what was on offer and compared to elsewhere in Cambodia.

Breakfast and dinner were good. The staff was nice and the woman at the front desk was very helpful in telling me the return ferry wouldn’t come to the resort and I had to take a taxi boat to go to saracen bay !
The first night I arrived there was a lot of noise (2 groups were having fun on the beach playing loud music). I complained to the manager and he said at 10 pm all music would stop. It stopped at 2 am. I couldn’t sleep at all. The next night was all right. I had a dinner for free as a compensation.
The sheets were stained. The whole bedroom needs renovation. The bathroom is laid on the beach. When you take a shower or use the washbasin the soapy water goes directly into the sand, thus… to the ocean! No drainage. No environmentally friendly. ?

Nice beach, clean ocean. That's the only reason I gave it a normal rating. Maybe it's not as bad as I wrote, but it's definitely not worth the money.
There are many disadvantages. It is better to pay more and stay in any neighboring hotel or any other hotel on the islands.

We loved our stay at Sandy Beach Bungalows for its peaceful atmosphere, breathtaking beachfront location, and friendly staff who took excellent care of us. It’s an ideal place for those seeking tranquility and a break from the rest of the world.
However, the arrival instructions could be more specific, particularly regarding the ferry company and the correct dock, as we were dropped off kilometers away and faced difficulties reaching the property due to the island’s lack of road infrastructure. Dining options are limited—only two restaurants nearby—making it challenging to explore more without significant effort, especially after dark. While the accommodation’s restaurant food was not tasty, the rooftop bar at the other restaurant provided a better dining experience.

The location and the place and the service
In our room have a lot of mosquitoes and we got many mosquito bites! It’s not we open the door or leave the door open the mosquitos jsut there. We hope that there should be spray or something to get mosquitoes out before we check in. Overall everything is good, the food is great, breakfast is good ! Service is good as well !
