Accidentally booked smoking room , they were not accommodating in helping us change to new room and was traveling with 2 children

The property is located in an easy area to access the station (right over the bridge), with plenty of places to eat nearby, and family mart and 7/11 within a minute walk. The staff were really nice during the check in process and clear with what needed to be filled in and held on to our JR passes until we arrived.
As expected it was a small room with a double bed and squishy for two adults and a child. But fine for a stopover location. If for longer stay would recommend a bigger room.

The housekeeping staff were very kind and professional.
The lady at the reception, during our check out she was being very inconsiderate and disrespectful over a card case which was left in the room. She rudely demanded us to bring it from the room, knowing we had three kids downstairs and the taxi was waiting outside to take us to the airport.

This was our first ever stay in Japan. So. Everything was new to us. The room was small. The queue for breakfast was unacceptable. We ate only one meal of our three mornings.
Too long queues for breakfast. We could not wait.

Location was good, there was a shopping centre nearby, grocery, pharmacy and train station.
A minor issue we faced was the non-smoking room wasnt available so we were on a floor surrounded by smoking rooms. So the lobby and our room was smelling of cigarette. They gave us an air purifier which helped to some extent.

I liked everything about this hotel! Staff is amazing! Rooms are very clean, and the cleaning was done every day. Breakfast is delicious, breakfast staff is so nice and polite! I was doubting this place at first because of the distance from the high city area, but eventually it was so quick to go to the Shinagawa station to most attractions. And by the way go and visit Tokyo Aquarium which is 8 mins walk from the hotel, its nice (big shark, dolphins - kids loved them!)
My husband didnt like the mattress, was soft for him, but I didnt have any issues.
