Staff is very friendly and helpful. We were able to drop our luggage off before check-in and explore the city hands-free. Very close to the Tokyo Skytree and the train station. Our room was great, very clean and lots of spa stuff available too! It was a very quiet and relaxing place.

Efficient and well-trained staff. The 250 breakfast worth 1000. Overall food quality. Mini bar (cans only) with hardly any markup. Free wine, coffee, tea & other drink bars, individually wrapped bread & deli quality salads & sweets in sample-size containers in the lobby that can be enjoyed even after checkout! Free amenity bar with some 30 toiletry, bath, skin- & haircare items (on top of whats already in the room). Dedicated slippers for public spaces (no need to tie laces to go dow to lobby).
Massage chairs in guest rooms & lobby (counted about 8-10). Dedicated outdoor bath on patio (on top of the huge bubble bath in the bathroom). Auto light-on, lid-up & pre-wash toilet. Free VOD (including adult content). Free bedside condoms in a discreet box. Nice ethnic theme throughout hotel.
Smoking is allowed in every room. There is an air-purifier but doesnt completely remove the smell. Everything displayed on the huge wall-mount monitor is in Japanese, including food ordering pages (theres in-room dining only), although they have pictures. Two lamps on the headboard could not be turned on. Charging cables tucked under a cover in the headboard did not work. TV remote did not work from bed, would work only from about 4-5 feet (presumably because of the raised edge of the shelf underneath the monitor blocking the beam).

ok - so this is a love hotel. let me explain what this is to you as we thought it was just part of the branding.
love hotels are effectively hotels you book predominantly to be intimate in. there are lovely 4 poster beds, big jacuzzis and saunas in each room. many locals book these rooms out for an evening (a rest) perhaps as they live with their parents / are having an affair (which is generally widely accepted in Japanese society). therefore people may seem a little nervous as they are checking in.
we didnt know all this. this is why they looked at us strange when we booked in for a week (sightseeing holiday in Tokyo). there are also (free) adult channels on tv and you can order things like flower petals for the jacuzzi bath etc.
regardless, this hotel is perfectly located and beautifully presented, you will need to ask them to clean the room if you are staying a while. I think this is because it is super private and they asked if they had permission to enter the room to clean. this place is not seedy and you dont see women of the night walking around etc!
it was brilliant.

Disappointing
Great amenities and huge rooms for a Japanese hotel. It was close to the nearest train station which made travel very easy. Room service was fantastic and incredibly easy to use. The hotel staff also did their best to communicate in English which made life a lot easier for us.
There was some moldy tape covering parts of the AC unit hanging in the middle of the room. There were also cockroaches in the room which made us abandon the hotel for a night to be swapped to an identical room upstairs. Not a great experience overall. I believe the hotel is quite old and it has started to show.

Great love hotel with massive western size room, huge bed, and excellent service. We opted for the private open air bath and the room also had a private sauna, large jacuzzi tub, and usual love hotel amenities (huge TV, robes, and breakfast in the room). Check in is later, as are most love hotels, but check out is not any earlier than most hotels. Wish we stayed more than one night.
Nothing.

Very Good
Breakfast was delivered on time, fresh and tasty. Massage chairs and snacks in the waiting area were a big hit.
Could go for more pillows and/or bigger more sturdy pillows.

Very good service. Lots of amenities. What we love above all was the individual sauna in the room. There is a 300 liters round bathtub, enough place for two people. There are lots of free rentals that one can order from the TV screen, there were lots of movies and food could also be ordered from the screen. In the ground floor, there were lots of snacks, drinks soup and candies available for free (included in the price of the room) and lots of samples of different soaps, shampoos, bath salts etc. It felt like an all you can eat buffet but in a hotel version. You feel a lot of abundance when staying at this place. Overall, it was a good stay and I highly recommend it to anyone visiting Tokyo.
NB: If you are a non smoker, make sure to ask for a non-smoking room as the smoking room has a strong smell of cold ash that does not go away easily.
