Great location, wonderful room in the basement with its own garden, the staff was incredible, good English skills that really helped us during a need for a doctor consult and hospital visit. They were so patient and accommodating.

The room was excellent. It had everything I needed and was not too small.
My room was at floor two facing the street and I felt I had no privacy at all. It needed to stay in the room with closed curtains all the time. Pretty unpleasant.

Fantastic location- walkable to many major attractions and the metro, yet quiet and set just outside the touristy hustle and bustle.
Lovely public bath, with indoor and open air pools.
Delicious buffet breakfast.
It was nice to have washer/dryers available. However, they seemed to always be in use.

We booked the garden room which was a special treat. Sadly, you can no longer open the door to the garden. They are now locked probably due to people's bad behavior. The view is still lo ely.

Excellent location, there are many places to eat, there is the beautiful Kamigawa river where we enjoyed walking, and we LOVED our beautifully set up Garden room : it was luxurious to be able to take a bath facing the poetic garden, it was spacious, very confortable beds and the sofa.
The public bath area was not so special, it would be better if the size of the outside bath would be a bit bigger and also if there were some chilling out chairs or benches outside to appreciate the little garden

We stayed in a standard twin room for 5 nights. The room is small but layout is efficient. The window is sandblasted so no city view at all. The bathtub/shower is clean, comfortable and good water pressure.
Overall a nice clean hotel. Services were great everywhere. Breakfast has good variety n delicious. We used coin laundry a few times .
Location is exceptional. We walked to shopping, restaurants, groceries and a few tourist spots. Metro close by.
Cannot look out the window . Room s bit on small size .

We came celebrating our honeymoon and were amazed by the beautiful rooms and kind service provided. We received a towel art and card on the bed for our honeymoon which was a sweet touch. The room looks exactly like the pictures provided and was beautifully maintained. Amenities are provided at the front desk, and housekeeping comes to change the towels and make up the beds daily. The bathroom was my favorite part about our room. We had a garden facing room and it was so serene to be able to take a nice bath and look out into the garden every night. I would highly recommend this property and would certainly return in the future. The location is great and is only a few minutes walk from the nearest train station.
Only downside was that the beds are firm, but this was the case with every hotel we stayed at in Japan. We asked for extra pillows at the front desk and this helped make it a bit more comfortable.

Location
I’ve stayed there before and the property has definitely declined a bit. Paid for daily breakfast but it wasn’t good and in fact both myself and my son got sick after eating it the first day so we ate outside after that.

Amazingly location, so convenient for exploring all major sites of interest. Lovely room, nice loveseat, great tub and shower that face the wall of plants.
There should be soap or hand wash in the tiny toilet room that has a sink. It's strange that you can only wash hands in water in that sink (no soap/hand wash). Would be nice to have mouth wash supplied.

The size of the room for the price was amazing. Staff were friendly and I wish ai could’ve stayed longer in Kyoto.
Couple of things don’t work, I couldn’t get the TV on or the humidifier. The QR to scan for assistance was not working. We were only staying for a couple of days so we didn’t really mind it.
