The host was fast and prompt in responding to our msgs. Everything we needed for our stay were provided and the bottles of water in the refrigerator was a big bonus. easy access to the train. The surrounding was quiet and very clean. A beautiful and peaceful change from the city vibe. Will stay here again.

The dryer would not turn off. I sent a message through the Booking.com app for someone to come help. We had a driver coming to pick us up at 9 AM. No one was responding to my message. We ran across the street to the Hotel which manages this airBnB. To our disappointment, the door was locked. There was a sign which gave us three numbers to call in case of emergency. We called all 3 numbers. No answer. Only an answering machine. This was an emergency, and no one picks up. That is very disappointing and concerning. We were about to leave our clothes because we could not stop the dryer. Finally, my family member was able to successfully stop the machine. But it is very concerning that no one is available in case of emergency.
The unit was lovely and spacious, particularly the kitche and the toilet rooms. The shower room had mold in the corners and on the ceiling; it did not feel clean.

the property was clean and nice. Location was pleasant and calm except for the construction work in the house next to us. The wood table was really beautiful and the house decorated very tastefully.
The check-in was easy, the lock system was good (much better than having a key!).
The beds were not very comfortable. I think that they could be improved for comfort. The towels provided were very small and only 1 small towel per person for several nights, it was tricky to dry yourself + hair (if you have long hair like I do).

Absolutely gorgeous. Table beautiful. Everything had English labels and explanations. Made it easy to use. Specially a/c and heat. Used both due to crazy weather. Well insulated. Very clean. Better than pictures showed. Bedspreads thick and comfortable. Nice pillows. Kitchen well equipped even though we did not use.
Beds were hard. Even 12 year old complained about it. Only one small couch seats 2-3 people. This rental would be perfect except beds and couple minor things. Just suggestions mind you. I’d swap out that wooden bench in kitchen area and put another small couch. Table is beautiful. I’d swap the chairs for wooden benches because it’s a tight squeeze going in/out with chairs. Also top of stairs should have another handrail. And no place for luggage. Window over looking cemetery has no curtain or shades for privacy.

The house is really pretty inside and is in a very quiet street without much traffic. A short :8 walk to the subway station, an easy walk to many of the temples in the area, or about :20 walk to the lively part of town across the river.
The beds were very firm which I liked but some people in the group had trouble with.

Location was quiet but may not be suitable for some others - it's facing a temple and its graveyard grounds.
The location did give a bit of the creeps, but otherwise it was a very quiet place and the property and facilities were top notch. The road outside the property is very narrow - visitors driving larger vehicles (MPVs, SUVs) need to take note.

This is a beautiful comfortable house that was perfect for our 3 generation family group of 8. As others have said, the location is quiet as well as convenient for visiting temples, shrines and other tourist attractions. Of course the mountain views of Higashiyama add to the beauty. It exceeded my expectations as photos don't really do the property justice. The decor is much more subtle and harmonious that it appears in the photo - a truly lovely house that had everything we needed. Additionally, the staff (located at the nearby Hotel Materiel) were welcoming, friendly and helpful.

The quiet location & the short walking distance to public transport and places of interests: 5-min walk to Chionin Temple & Heian Shrine, 10-min walk to Higashimaya Sanjo subway station, Jingu Michi bus stop - 5 mins away.
Fantastic accommodation with comfy beds, washer/dryer, spacious rooms.
The kitchen lacked pots and pans; the washer settings were fixed to standard with high heating temperature - didn't know how to change the settings :-(

The location was ideal for strolling around the Higashiyama areas and touristy spots. The arrangement and decoration around the house were tastefully done and very clean.
The light from the sealing was disturbing in the one little bedroom upstairs. An eye mask would be nice to have for the room.

Location is great . Jeronimo was amazing - we had many questions and he was very responsive & helpful.
The towels could be bigger . I think some basics like tea, salt & pepper could be provided .
Might be challenging for elderly people with upstairs bedrooms as the stairs are very steep . There is one bedroom downstairs.
