It was in a quiet part of the neighborhood but still in close proximity of Kyoto station. The proprietress converses really well in English, was friendly, and I really appreciated the extra mile of preparing my room in advance since she expected that I was coming in tired from an overnight flight.
It's a really good for value property in Kyoto. Amenities included a towel, a toothbrush, a cotton robe. There's free coffee and tea if you wish to have some. There's also hand soap and toothpaste in the common washing area and a hair dryer, shampoo, and body soap in the baths. There's a laundry area, a refrigerator, and a microwave. In the room there are hangers, a television, and facial tissue. They empty the trash daily and fluff your beddings too. There's also a night light/small lamp in the room, a table, and a chair.
The main door is never locked and there weren't time restrictions mentioned about bathing and hair drying which is common in other shared guesthouses. All these were positives for me since I start early or arrive late and don't need to be bothered about bathing schedules or being back at a certain time.
The shared bathrooms are mixed gender (very minor issue for me since the bathrooms are kept very clean and there's a deodorizer available for both cubicles) and if you're used to using a hair mask or conditioner you need to bring your own.
Also, Google Maps might point you to the inn's door on the side of the major road. Go to the side alley as the proper entrance is there.

The location is excellent. The staff is very nice and helpful. The house is beautiful. For ~6000 yen, this was a gem of a find. The room was comfortable with good air conditioning. The check-in process was very easy.
Because it's a smaller guest house, it doesn't have all the fancy amenities that a larger hotel might. However, for the price, this place was awesome. All restroom facilities are on the first floor, so this may not be the best for people with mobility needs.

It was just a family home converted into a hotel, so it was really just a classic house. Which was pretty cool never having stayed in one before.

Wonderful
Perfect location to get Ryokan experience. The owner is super friendly and is fluent in English. Though I started with my very little Japanese, I had to ask her to switch to English since I could no longer understand the local’s Japanese ?, and she was very informative and even suggested me to re arrange my travel plans based on the environment there. If it’s available in your planned date don’t hesitate to book it.
Floors are squeaky and make sound while walking. And this is an old house, do not expect soundproof experience.

Disappointing
Host is very helpful and friendly. Clean but very outdated facility, good to have small kitchen access, very close to big grocery store in Lopia Yonodashi.
Seems very old mattress, cold building, steep narrow stairs, bathroom far back first floor, very thin walls so very little pricey.

LOVED the owner and the woman that cleans the facility. Such kind wonderful people, very helpful with any questions. Really cool traditional Japanese room I stayed in. EXCELLENT location, right down the road from the train station, close to a lot of the attractions. Clean, comfortable bed and room. Use of full kitchen was also excellent.
Nothing. everything was great!

Kahori is the perfect host and her facility is amazing - it’s a traditional Japanese house, located just 10 minutes walk from Kyoto station.
The amenities were great - the beds were comfortable, the kitchen was well equipped, the washing machine and dryer were efficient and easy to use, and the shared bathroom and toilets were flawless.
Kahori gave us great advice regarding food, helped us with the luggage shipping and made us feel welcome.
We will definitely come back!
Nothing - it was a perfect stay!
