I liked the area. Close to bakeries, the Hakata train stations, convenience stores, Canal City and other hotels. The staff was nice and pleasant.
The cleaning wasn't up to par. But it was manageable. Nothing crazy.
The restaurant inside didn't let you take drinks to go. The rooms are extra small compared to the pictures. No space to move around in. But managed.

Location is ok
In the night the sound of some water pipes was loud and it was for the whole night, walls were dirty, beds were small (we are 2 adults + 2 kids). Breakfast for kids was not included. Overall it is absolutely not worth the price we paid, should be double less at least.

Everything expected of a city hotel - value for money, good location that was near the Hakata train station, very good breakfast spread, decent sized room. Overall a good experience. Will stay there again if I return.

The room was large enough for the two of us. The breakfast was adequate. The complimentary drink in the afternoon was a nice little bonus.
The first room we were given had a very unpleasant smelling bathroom (ventilation didn’t work and the pipes probably needed cleaning). It was so bad that we had to insist on being given a different room.

I liked the look of the hotel it was very fancy and comfy and my room was great.
The staff did not care to help me by storing my luggage a day early nor did they care about the struggles i went through because of it. That really put a cloud over my experience i was trapped in the hotel because i only had the clothes i was wearing and i had to wash them and dry them and i was busy all night until 2 am trying to wash my only clothes i couldnt even see a bit of the city while they knew i was there for one night only to arrive and see plenty of space for 2 more suitcases. The staff did not seem to care.all i got was the tate mae. Pretending to care while not putting much effort.

The hotel is situated in an accessible location to train and bus stations. The staff were extremely courteous.
Good facilities as mentioned in the website. It was a good stay.
However the size of the rooms were small. Although comfortable for 2 people, the room space may be small compared to other countries.

Location was not too far from the train station and Gion Subway Station. The bed was really comfortable, and the staff were friendly and helpful. I needed an adapter for my three prong plug, and they provided one for me no problem.
Small rooms, but it’s Japan so what are you gonna do?

The room was very comfortable. The hotel restaurant was wonderful. We had two great meals there. The front desk staff and the restaurant staff were very friendly and helpful.
We didn't see the sun because our room faced a big building. Someone had left the alarm clock set at 6:00 a.m., and we were jolted awake wondering what had happened. As with so many hotels these days, there were no towel racks, so finding a way to get our towels dry overnight took some creativity.

The Hotel is not to far from the station.
We went to eat in that restaurant once and the food was basically cold.
