We had a very enjoyable stay. The room was large by Japanese hotel standards. We appreciated that they gave the option for room cleaning/linen changing. The location is great as it's only a 5 minute walk to Hakata train station and the main bus terminal as well as it being situated right above the subway so transport to and from is particularly convenient. Shopping and dining options are also plentiful in the area.
As for negatives, for the type of short-term stay and the level of hotel, I can't think of anything that would be an issue.

Late check-out (even up to 12nn only) can only be accommodated for an additional fee of JPY 1000 per hour. Also, we were told that we can only request for the daily free bottled water if we had our room cleaned.

Room are clean and bit more spacious than others , staff was great, provide breakfast, near Hakata station and shopping.
The laundry drying machine did not ventilate outside.

Not too clean. The cleaning lady forgot the trash bag on the table, meaning she didn't check again before leaving the room.

The location is very near to the Hakata station but not too close to feel the business of the station. Convenient store is already at the corner of the block where you can also hail taxi easily. It is a very practical place for those who want to have quick access to everything. Unlimited coffee at the lobby
I can hear some steps and noises from other apartment or outside. For people with sensitive hearing, i recommend some music or earmuff/plugs.
