The staff are wonderful, the breakfast is delicious, the bed was comfortable, the A/C worked well, they replenish the complimentary water bottles in the room each day, the wifi works well, there was decent water pressure and plenty of hot water. The front desk is 24 hours which was important since my flight arrived in the middle of the night. Overall its a good value if you don't mind stale smoke being a possibility in your room.
The room smelled a bit like smoke and they tried to cover it with a cleaning spray. There was an ashtray in the room, so it wasn't prohibited although I thought the listing said non-smoking rooms. It can be noisy as well with traffic from outside but also noise from other rooms. I clearly heard a couple having relations in the next room in the early evening which was unpleasant.

I was upgraded to a suite although I had booked a regular room. The location is perfect, right in the middle of Sweifieh, with everything nearby. Transportation is very convenient, either through Uber or directly outside the hotel on a busy street full of taxis. The staff were friendly and helpful, and both the hotel and the room were clean. I would like to commend Kamal at breakfast, he was extremely helpful and provided excellent service.
The breakfast lacks variety, please consider adding more options.

Although the room service folks did an exceptionally good job cleaning, they twice forgot to replenish the toilet paper once and fresh towels another time!

Highlights of My Stay:
Excellent Location: The hotel’s prime location was convenient and ideal for our needs.
Exceptional Customer Care: Mr. Ashraf demonstrated professionalism and kindness when I addressed my concerns with him the following morning. His attentive and courteous approach was greatly appreciated.
Summary of My Disappointing Experience:
Unprofessional Staff Behavior: The front desk staff handled our check-in poorly and lacked cooperation.
Incorrect Room Setup: Despite booking for two adults and one child, we were given:
- Two small single beds for adults (not suitable for a couple).
- A small cushion for my 15-year-old daughter to sleep on—unacceptable for an entire night.
Poor Hygiene: The bed covers were visibly dirty and unclean.
Misleading Ratings: The hotel’s high online score does not reflect this substandard experience.
Final Decision: Due to this incident, I will never choose this hotel again and caution others to reconsider.

We just wished they'd have a better variety of breakfast or would change the items daily to every few days. The advertisement showed fruit would be on the buffet, but we never saw any when we'd come for breakfast daily. Other than that, we had an excellent stay. Thank you.

The bed is super comfy and the bathroom recently done with an excellent shower. TV has subscriptions included, which was very handy to entertain a little our baby while getting ready. The staff was super kind and helpful. The rooftop for breakfast very nice and buffet had everything you need.
The room was not as modern as in the pictures would seem. Forniture a bit outdated. But there were a lot of refurbishment works be done, so they may upgrade all rooms :).

This is my second stay at Khuttar hotel, the location is very convenient and close to many aminities and services.
I was unlucky as there were major rehabilitation in the facility during my stay. With some noises and dust around.
