Location was great and being greeted by someone with lots of helpful information was nice. Bottle of Prosecco and coffee was added bonus!
Were informed a few days before arrival that our view on grand canal would be blocked by scaffolding/coverings due to construction. They did give a small discount to compensate which was appreciated.

Wonderful location on the grand canal and central for exploring Venice
Lovely airy apartment with plenty of space
The bathrooms are a bit tired, the shower door has broken and been replaced with a shower curtain which feels rather old fashioned. The shower head was more like a tap than a shower. A new shower would be a good addition.
During our stay the building was surrounded by scaffolding which we had been warned about. It was just a shame not to have the view. We did get woken at 8am on the Saturday by scaffolding being built up in the inner courtyard.

Good communication, very roomy apartment for family to spread out. We enjoyed watching the activity on the canal and being able to catch water bus directly in front of apartment. Quiet neighborhood with good cafes.

Ve-nice apartment is fantastic. We liked so much about it.
* the staff communication is excellent. Also a staff member met us at the property. He showed us the apartment. He also gave us pointers on places to go and things to see.
* the location is directly next to the s. Stae vaporetto stop. Truly STEPS away from it (like 60 steps). It is also easy to walk all over Venice from this location.
* the bedrooms are in the back of the apartment so it is quiet. You do not hear the noise from the grand canal while in the bedrooms.
* the apartment is very large and comfortably laid out. We had 4 people. We used 2 bedrooms. It was perfect.
* the kitchen is well appointed and easy to cook in.
* the apartment is beautiful. The art and decoration are lovely.
* we visited in the winter. It was cold outside. The apartment is very warm and comfortable.
* we loved looking out into the grand canal that is very special.
* there are many local restaurants nearby.
* we recommend the coffee shop : boresso. It’s independently owned and very good.
* we also recommend: al grill for dinner. It’s a steal house but the chicken is amazing. Also the desserts were amazing. It’s a small ma and pa restaurant and was a treat.
* this apartment is magical and we would stay here again in a heartbeat
We loved this apartment. We had no complaints.
Be aware:
There is a shared washer but no dryer. (This is typical in Italy). There are plenty of places to hang your clothes to dry.
The apartment is on the 3rd floor but the stairs are very gradual so it was not a problem to get up and down with luggage.

The location was steps off the vaporetto stop. Very convenient. Large comfortable flat, kitchen was minimally stocked. We had 5 people in our party, and making coffee in the morning with only a small Bialetti was disappointing. Other than that, the living room faces the canal so lots of boat watching was fun. Very nice and accommodating host!
Kitchen could have been stocked better.

Have to say when we were finally met by our host - he was great. Welcoming, knowledgeable and personable.
The location is beyond amazing...! The views and access to the canals was great and the proximity to landmarks and necessities was unrivalled.
The arrival and management of the host meeting us was challenging and a real issue in the rain.
We waited a significant amount of time being drenched whilst trying to contact the hosts and then for their arrival to enable entry.
The host advised they had been attempting to contact us via What's App. We do not have this application, nor was it requested or noted that this form of communication would be the primary. We had to use one of the children's access to enable communication. very frustrating.

Fantastic location! Right over a ferry/vaporetto stop so catching transport to the address was a breeze. Bedrooms were in the back so were not affected by the noisy busy canal.
The showers were so hard to regulate temperature. I challenge the owner to take a 5minute shower and see how bad it is. Hot - cold - scalding - freezing. Every 20 seconds! If you had children I would be using the bath to avoid scalding. It really is unpredictable.

Everything!!!! You will be not disappointed with this accomodation. Water Taxi just outside so really convenient.

Beautiful spacious flat. Fantastic location with the most beautiful view on the grande canal. 3 bedrooms 2 bathrooms a well appointed kitchen with a comfortable living space. Perfect for a family or several adult couples. Very happy we found such a perfect place for our vacation
