Location was good.
Bed bugs. Pictorial evidence provided, including bites in pattern consistent with bed bugs, and picture of adult bug killed by one in our party. Property not willing to honor our request for partial refund consistent with cost to mitigate bed bug eradication for the affected parties. Facilities were subpar. Very small showers with black mold. No living area, despite couch depicted in photos.

Many stairs, bed was uncomfortable. The closest was broken, very slow water streams.

We could not control the ac split unit and had to reach out to the manager and he would adjust it. There were no split units in the bedrooms so it was soooo hot while trying to sleep.

The property has very good location very near rilato bridge. Very convenient to walk or take water taxi and waterbus to all major points. It's good for a family. The property is clean and has microwave and fridge. Marco is very friendly and gave a lot of informations the check in and out process is easy and smooth. It's a apartment not a hotel.

Disappointing
The location of the apartment given to me was not that posted in the internet. It is actually far from the place they posted.
First is that they did not inform me that the place posted in the internet is their office address and not the address of the apartment. The bad part is that I have my two (2) nephews who came from the United States and they booked a place near the address posted in the internet. So they were literally very far from us during our stay in Venice. Second is that there is no mention that the apartment is located on the 4th floor. So we had to carry our luggages up to the 4th floor. The good thing is that my wife and I were travelling with our kids so they were the ones who carried the luggages up to the apartment. So the apartment is literally not advisable for elderly couple. I asked for advise regarding the schedule of ferry in going back to the train station. The host simply asked me to check the board on the ferry station. Frankly, it is very hard to read the ferry schedule on the board if you don't speak Italian. Luckily, I British couple whose husband speaks Italian and explained the ferry schedule to me. The place, especially the bathroom is also or not that nice. The kitchen is also small. My advise is for the host to be honest with what they are offering

This apartment was a gem. Amazing location! It is spacious enough to comfortably fit 6 people in 3 bedrooms, and there is a common space with a large dining table. We also enjoyed the adorable balcony for morning cappuccini.
I think the overview said it's a 6 minute walk to Piazza San Marco but it took us 2 minutes (make a couple of left turns from the apartment and cut through by the Boss store). The apartment had everything we needed for our stay. There is a grocery store nearby.
It wasn't an issue for us but there is a very narrow circular staircase leading to the second floor so be prepared to carry suitcases one by one.

Being a foreigner it was hard to find, the apartment is in a courtyard. When giving directions use actual street names. Entry instructions to the unit should be provided at least 2 days before arrival. We used WhatsApp on an iPhone with data that was spotty.

Location is great, easy access from the vaporeto (make sure to get line 1... line 2 is faster but does not stop at the closer stop from the apartment - Rialto Mercato), and to restaurants, San Marco church, etc.
Have to climb three floors with luggage to reach the apartment. As I didn't know about the vaporeto distinction (1 is slower and makes all the stops) I got the number 2 line and I got off at Rialto (not rialto Mercato) station, and I had to cross the bridge with my luggage to get to the apartment. It was not fun.

Marco was an excellent communicator prior to and during our stay. The apartment was conveniently located to St. Mark’s Square. We walked everywhere!
It would have been nice to have a sofa or other seating in the common/ living area. Circular staircase leading up to the apartment might be challenging for those with mobility issues or extra large luggage, but we were fine with our carry on sized luggage.

Perfectly located and nice and cozy place, just make sure you are able to use stairs because the second bedroon is located in a "basemant or underground floor" the stairs could be a challenge if you are not in good balance.

Marco reached out early via what's app and gave a lot of information. Loved this typical venetian apartment.
Was not advised about the main outside code door not actually locking. We found out by accident. I suspect it's been broken for a long time. Was a bit worrying in a new city but was ok. Shower was quite small but typical for Europe.

Very Good
The location was excellent and the apartment was easy to find. 10/10 is an understatement for location. The beds were comfortable and bedding was clean and good quality. Bathroom and kitchen were also clean and there was adequate cutlery and crockery. It was great to have wifi and we were given 2 sets of keys which was a great help. Marco was exceptionally helpful and provided us with lots of useful information which made our holiday in Venice exceptional.
There was no kettle or toaster. These appliances were not on the list of appliances but we feel that they should be provided. The headboards in all 3 rooms could be designed better as it is not possible to sit up in bed comfortably especially with only 1 pillow allocated per guest. This is apparently a regulation in Venice for this type of accommodation.
