The mix of old world charm with modern amenities is perfect. The location is quiet but all the sites are easily accessible within a short walk. The staff was amazing and helpful in making recommendations. The property is beautiful and spacious.

We are very grateful for Simon who checked us in and gave us a lot of recommendations regarding food and activities to do around Venice. He was so kind to assist us in making several reservations for dinner and a visit to a Murano Glass factory. He was also very helpful in assisting us to change our room due to some issues with water pressure. The amenities provided in the bathroom were extensive, breakfast was good, and afternoon coffee and snacks were provided. Overall we are happy to have stayed here.

The property is really beautiful, the room is also comfortable and the service is really welcoming. The reception manager Paolo and other staffs in duty are helpful and passionate.He helped to book a water boat taxi from the train station to the hotel, and managed to solve other issues as well.
There is only one thing that makes me feel a little bit uncomfortable. My room is the one on the third floor under the ceiling.The photo attached was taken by the time I entered the room from the every beginning. There is a kind of flying pest crawling on the wall between the lamp and the pillow in the photo. Through my stay, I have seen at least 10 pests of this kind, sometimes on the wall，sometimes on the bed and sometimes on the pillow.
I understand that they are unlikely to be the harmful pests like the bed bugs which bite people. I don't think they bite people. And I understand that Venice is a city of water, and Venice just had a few rainy days before, so it's natural to have those flying things.
But thinking from the perspective of a guest,it's a little disturbing if you have to deal with them during your stay even though the management team is very helpful. One or two, or a few pests like this might be acceptable because it's occasional and random. But having at least 10 those flying things in the room during the stay is a little too much for me although they don't bite people.
If this can be addressed or improved, this hotel will be perfect.

The hotel is very nice, feels special. If you want to be away from the high tourist areas of Rialto and St. Marks, this property offers a more locals type vibe, while still within easy walk of all the action.
It's an old building, but that's why you go to Venice. It's not LA standard, but that's not what you go for.

Just st back from a busy street with lots of shops and restaurants it was quiet and picturesque.
Hotter in the room than it was outside, left the windows open to cool it down but housekeeping kept closing them.

The location close to the water bus stop. Very easy to reach. The room was great. Love the bed. The bathroom was new and spacious. The breakfast was top notch. They even had tea time in the afternoon. Excellent.

The property location was wonderful in a quiet area yet near enough to explore. The property itself was the highest quality; very clean, inviting, and comfortable. There is a good selection for breakfast and a coffee/tea room for the afternoons. The a/c was cold which was wonderful during the extremely hot temperatures outside. The staff were always available to lend a helping hand and always with a warm greeting. The perfect landing place for a day or several.
Believe it or not, there is nothing I would change.

I really like the location near Nove ferry station - great Alilaguna access to the airport and for public ferries to San Marco and other nearby islands including Lido. It's also a short walk to the main street through to Rialto and San Marco. The rooms are spacious and a bit fancy with ornate wall coverings, lights and mirrors. The windows open onto the street allowing for fresh air and light. The bathroom is spacious and well designed. The complementary snacks and wine bar on the ground floor are a blessing.
Perhaps it's unavoidable but the floating wooden floorboards make a hell of a stomping racket as other guests are moving across their room overhead. Might be best to take a top floor room to avoid this. We had one couple at it until the early hours as they prepared for an early flight.

The location was off the beaten track, quiet, and easy to get to in Cannaregio region. It is so easy to walk around everywhere anyway, but personally, a great location to stay, and getting a water taxi to the hotel was easy. Loved it.
The bathroom in the room was very tired. We found the mattress was too firm for our preference and so our sleep wasn’t great. The breakfast had variety but options remained the same daily and not worth the amount charged, personally. On arrival no concierge. No bar. Water given in room insufficient and wasn’t topped up daily which was a small thing!

- Great location - so proximate to the sights without feeling touristy.
- Our room was right at the top and it was lovely and quiet - very cozy
- Breakfast was delicious - a decent variety of food
- Loved afternoon tea provided in the afternoon
- Great selection of more local restaurants nearby
- Breakfast room was small and did get very crowded during 'peak' time.

Large Clean room , Great view overlooking canal . Had some questions about things to do in the area . Staff had great recommendations with maps which made our short trip very efficient . Hotel is in quiet area easy to find only couple minute walk from all the action . Excellent breakfast , evening drinks and snacks . I would highly recommend.
