The location is pretty amazing, and the rooms are good in size, cleanness and the staff are amazing, helpful and super friendly. Breakfast is very delicious and you have many choices of food and beverages.

Great location and new good restaurants and Saint Marks Square. Excellent access from the water as well as the land side.
Our room on the top floor was strange and that it had a very slanted roof and not easy access to one part of the room. I would not recommend the sixth floor for that reason or at least the room that we had.

We stayed in wonderful apartments with a view of the square. The location was excellent, and the staff were very friendly and helpful. The bed was extremely comfortable, and the breakfast was simple but good. Overall, we had a great stay and would definitely recommend this hotel.

Very nice staff
Really stuffy rooms, the fan and air conditioning barely did anything and the top floor is very warm, even in October. Everything in Venice is old but this hotel feels dated and like it was last updated 40 years ago.

Staff are professional and very hospitable. Clean hotel and easy to locate; center to everything. We loved the hotel dock, convenient for water taxi direct to your hotel. Location felt safe especially the plaza in-front.

The bartender, Rino, was splendid. He was so happy and accommodating every time we came in. I can't say enough about how pleasant he was.
Front desk staff were dismissive and rude. On check in, our friends, who had upgraded rooms, were given the wrong key and we were placed in their room instead. When our friends realized the room was incorrect, they requested a change from the desk staff and were told it was their fault for going to the wrong room and they'd have to trade with us. Unfortunately, by that point, we'd already unpacked and showered in their room. The desk staff didn't apologize and treated us like we were stupid for not having immediately realized the error ourselves.

The location was excellent—not too touristy and with kids playing soccer each afternoon. Yet there are cafes and a wonderful coffee shop on the square. Staff was very friendly and helpful. We loved our canal-side room and the passing boats.

Room and bathroom were clean with kettle for Nescafé and tea. Complimentary bottled still water. Great shower. Had breakfast only one morning- it was an extra charge. It was a wide variety of foods from American breakfast (scrambled eggs, bacon and toast or pancakes), continental ( cold cuts, meats cheeses and yogurt) and Italian (rice balls, quiche, and pear cake)
Single lock on door- could not lock from inside except at door handle.
