The location was very convenient to St. Mark's square.
The staff were helpful.
The initial room were reserved, which the hotel calls "classic" was the smallest hotel room I've ever seen. It had space on either side of the bed that was the width of a suitcase, and the space at the foot of the bed was little more. The bathroom was accordingly tiny. It also looked and felt dingy.
We asked for a different room and we were thankfully able to transfer to a suite, which was comfortably spacious, but the bathroom on certain days had an overpowering, putrid odor that resembled the stagnant canal water outside the hotel. To be blunt, it smelled like a cesspool. The staff sent a technician to work on it, and it did improve, but after a day, the small returned.
Neither room had any view.
The breakfast was also quite pedestrian.
Our hotel choices were constrained by needing a place on relatively short notice (two weeks) for a relatively long stay (7 nights). I wouldn't recommend this hotel.

Room was dirty - used sticking plasters stuck to the mirror. The bed was uncomfortable. Housekeeping did not clean our room ('please clean' sign was in place from 11am until mid afternoon but no cleaning occurred).

amazing stay?the hotel was in the heart of venice, eveything was very close from hotel, the room was too large than italian hotels, with huge balcony, very clean, with all nessesory acssesories. staff was very nice and helpful. higly recommended?

Rooms were not worth what we paid. Also tricked us into renting two rooms because of kids, however we easily fit in 1 rooms. Rooms are horrible looking for what you pay. I understand it’s old, but you need to paint and maintain the property. The rooms do not look anything like the picture gallery they list. Regret the hotel, because Venice is beautiful! Also mold on bathroom walls which I included a picture of.

Location is very practical. Staff is nice at reception, breakfast and room cleaning service. Towels changed every day.
Rooms are dated and not nice. Bed was squeaking and noise came from the store below and the room above. The hotel was once royal but now it shows kings belong to the past.

Bathroom shower was too too small.
Water all over the bathroom. Slippery bathroom.
Bathroom lock was broken. Tv was not working. Door door lock was very hard . Staff was rude.

The location very near St. Mark's Square was ideal. The room was quite spacious, more like an apartment with a bedroom, sitting room and table with chairs. After days walking on stone and marble pavements, we appreciated the wooden floors and area rug. The breakfast room was sunny and elegant with an excellent buffet and friendly servers. Staff at the registration desk were knowledgeable and helpful.
It was disappointing to go from an elegant lobby to a worn-seeming adjacent building for our room.

Location is excellent. Everything is nearby. Walking distance to water taxi, gondolas, St. Mark’s square, restaurants, shopping etc. Staff were helpful and nice including cleaning lady and guy checking the fridge. Very clean. Breakfast was great. Can use water taxi from Marco Polo airport to St. Mark’s station then walk to the place but please light luggage although there are porters who are very nice too if needed.
AC doesn’t cool enough. Maybe needs an extra fan to help the ac. Pillows were flat as a pancake and hard like a biscotti?. No shampoo/conditioner but convenient store is next door?
