Stay was wonderful! Very courteous and helpful owner and family. Take note that they have Porter services! I arrived on the train and did not account for all of the stairs to haul my luggage over but was able to hire Porter right at train station not even thinking to call hotel. Restaurant just below is excellent (try their octopus salad suggested to me by their wonderful staff and it was delicious! Back towards the square is a nice espresso and pastry shop and Gelato shop. Getting to San Marco Square was easy ... left out the door and follow the signs on the buildings. Close your windows and doors at night ... a mosquitoe got me near my eye and the swelling didn't go away for 2 days ... they are vicious!

The location was perfect - close enough to the train station that tracking was an ease, but far enough away from the crazy crowds that create a loud atmosphere. The room was clean and comfortable, and had a beautiful view of a canal. Antonio was super helpful and very friendly - his recommendations for places to eat and sites to see were a lot of help for tourists visiting.
The bed was a little on the firm side, but not uncomfortable in any way.

Antonio was an outstanding host and made the visit and the stay FIRST CLASS! He arranged for a smooth transition from the train station to the property and treated us like celebrity guest. He also assisted with our departure to the train station. Our room's view was spectacular and we will remember this trip for a lifetime! Antonio also provided guidance and suggestions for our stay. We plan to return and definitely would recommend IF AVAILABLE - STAY at this beautiful property and give Antonio warm wishes from us!
The only thing that would have been better would have been a longer visit!

Excellent canal view from the room. It's worth open the windows, place some chairs in front of them, sit down and admire the view. Good space and ceiling-height.
A bit difficult to find the hotel since it is more like an apartment.

Wonderful host who was extremely accommodating. We were able to leave our bags before and after our stay. He gave us suggestions and was extremely helpful.
Very comfortable room.
Accommodation in Venice is extremely expensive, that is a given! But it would have been good to have drinking water in the room and proper coffee. With such an expensive price a few additional freebies would be appreciated!
The balcony was lovely but slightly spoilt by the plastic decorations... not needed!

The overall was amazing, starting with the location and the building itself, the way to get to the room. The interior was cozy and with style. In addition the balcony and the view on the channel and little street. The bakery down the street is so nice

Antonio was fantastic! We arrived late and he was very accommodating and made sure we had everything we needed and more! The room was extremely large and very nice. The location was excellent as well. We only visited Venice for one day and Antonio was kind enough to let us store our bag after check out which was extremely helpful. Thank you Antonio!
