The staff is incredibly nice. Leonardo was an amazing host. He really cares about his clients and he goes out of his way to make the stay as comfortable as possible. Our room was in the 3 floor and we had a direct view of San Marco, which was very close. The amenities were all clean, nice, and overall, everything was as good as it could be. It is incredible value for money.

Very clean and professional plus very friendly owners. Leonardo welcome us warmly and very informative on restaurants to go to. When my sister got sick on day 2 of visit Leonardo was very helpful even when I asked for help late at night. Bath tub was lovely after long day of walking around.
Just need to research well how to get to the hotel from train or airport. There is water taxi direct access to hotel which we wished we knew about much earlier so no need to lug our luggage from rialto to the hotel which have many stairs to navigate.

Location, number 1. Right in the thick of things, room was stunning and staff recommended private taxi from airport which was amazing. Breakfast was perfect for day ahead and amazing dining room, so relaxing.

We loved Leonardo who we dealt with throughout our stay. He was incredibly helpful and conscientious.`
The ONLY thing we had an issue with is the comfort of the bed. It was very, very firm (as were the pillows.) They had two extra comforters in the room, and we put these under the fitted sheet, and it helped alleviate the bed's firmness. They were kind enough to provide extra pillows which were helpful. I sort of think the pillow/bed firmness might be a regional taste thing. We had this same complaint at almost every place we stayed in Italy.

The location , the owner , the room …. Everything! We suppose to checkout at 10:30 am , but when they know that our train is on 6:30 pm they allow us to stay until 5:00 pm without any charge ! So grateful! Wonderful experience! Must stay ！

Incredible! Not sure how we got so lucky to stumble upon this place, but WOW! Hidden down a side street, this hotel far exceeded our expectations. The hotel is beautifully decorated and each room is spacious. The bathroom had a soaking tub that I used each evening after strolling the streets of Venice for hours! Breakfast was delicious and we were able to pick our preferred breakfast time. Elena even put a coffee maker, fruit and yogurt, and fresh breads in our room the night before our departure, because we needed to leave so early. Leonardo and Federico were available for any and all requests and provided recommendations on restaurants, provided a map to the city and gave all sort of hints and tips. This place is a hidden gem!
Beds are a bit hard and could use some updating.

The location was brilliant and the staff absolutely exceptional. So friendly and helpful and they gave us some very nice suggestions for restaurants and activities. The rooms were very nice even if the common area was somewhat small. The entrance is of the beaten path in a small alley so can be hard to find the first time. But once there the hotel is close to all main attractions and boat stops
The rooms and breakfast area were rather small, but on the other hand everything was very nicely arranged and decorated. The bathrooms were nicely done and everything was very clean
