Well equipped with things you need for your stay, even a yoga mat. Rome is clean and comfortable. Location is walkable from the train station and also other main sightseeing spots in Venice.

It has a sewage smell and was really strong the second day we were there. There was no warning that the property was doing some kind of sewage maintenance and the smell was so strong, and almost unbearable.

We loved the location. The room, bed, and shower were all great. Especially loved the little extras in the bathroom like a loofah and toothbrush. We appreciated the water station in the lobby with both flat and bubbly water available 24/7. The staff members were friendly and helpful.
The only negative thing I could say was that housekeeping did not automatically replenish coffee, tea, and cups. We had to call down and ask for more both nights. But they quickly responded. And the room was cleaned well, and towels were replaced when requested.

Quiet location near the train station. Very modern and new facilities compared to other hotels in Venice.
Should avoid bringing big luggage as there a quite a number of stair bridges that need to be crossed to reach the hotel.

The property is lovely and the location is nice. Easy access to many things but far enough away from heavy tourists areas that it was quieter. LOVED the little bar around the corner from the hotel. Also, the staff was very helpful.
This property caters to the larger traveling tour groups, which meant that in the evenings sometimes the common areas could get very loud (especially the outside garden/bar) AND more importantly it means that large groups of people are dining at exactly the same time every morning. There is only ONE coffee machine and it is also the hot water for tea, so sometimes the line to get your morning beverage could be 10-12 people long and then each person would have to figure out how to work the machine. This definitely needs to be dealt with. ?

The room is spacious. The bed was firm and comfortable. The front desk staff was very nice and helpful, allowing us to store the storage at the hotel for free. The happy hour was also great.

Location is great.. Rooms are nice, clean and vey well maintained.. breakfast was superb.. front desk staffs were very helpful & supportive. I would highly recommend unless you have mobility issue.
If you are planning to stay near Venezia Santa Lucia railway station, then you may look for different option. It’s around a km walk from the train station and there is no other mechanisms to commute than walking. If you are traveling with luggage ( as I did) you have to take the porter service which is around 10 Euro per piece.

THe breakfast at the hotel was nice. We have had better breakfasts in other countries, but this was pretty good by Italy standards. Far better than hotel breakfast in US. Food choice was decent and coffee selection was nice.
The room was small, but very clean and the partial view of the canal was nice. The bathroom was very modern and comfortable. The location was very nice considering proximity to the parking area.
I kind of picked this location randomly, but I like the idea of being relatively close (about 8 minutes walk) from the parking decks. In the end, I was very happy with this choice!
The room was a little loud with noises from the street (teens hanging out and dogs barking), but we were so tired it didn't really make much of an impact.
Perhaps some folks would rather be closer to St. Mark's square. In all reality, the thought of having to take a water bus with luggage doesn't sound great to me. I would rather be closer to the trains and the parking and mainland access and then just travel via water bus to the rest of the city.
