Most of the staff were friendly and responsive, but the man who assisted us at check-in was not very professional in dealing with guests.

The property was in an excellent location for exploration and the staff was friendly and responsive!
There was some AC challenges that were quickly fixed but we did have one hot night during the heat wave.

Location was excellent. Room was comfortable and clean. The staff, specially Alessio and Biordi at front desk helped us a lot with our travel plans and with a problem we had with Easy Jet.
The only thing I would have changed is the bathtub. It was so high and difficult for me to get in and out.

The property is lovingly maintained & I it has lots of charm & the character. The entire staff is friendly, helpful, and they make you feel like their main job is to ensure all your needs are met
The only thing I can think of is that the pillows were a bit too soft for me

Location good, staff good and rooms clean and tidy. Top viewing (drinks available) and kitchen (good breakfast) open and good.
Sewage smell in corridor on occasions. Resturant closed but not informed until we arrived. As diabetic i need access to food fast on occasions. However, many external resturanta to choose. Tea and coffee not present in rooms. Few sockets available to charge electronics.

The location could not be better on the lagoon front. The hotel is a little faded, but the location and delightful staff make for a very 'homely' stay. The hotel does not have a restaurant despite the view of one on the website. Breakfast is served on the roof top which obviously was the restaurant previously, lovely views over the lagoon and towards the Grand canal. Plenty of croissants, pastries and an option of cooked eggs etc is available. Coffee is good. Our room was spotless, good bathroom and great view.
To have a good restaurant on the roof would be superb.

A copious breakfast in a rooftop restaurant with good views.
The staff at reception were friendly and helpful.
While the hotel is conveniently placed for St Marks Square, unfortunately outside the hotel there are many tourists in large groups and a lot of street vendors trying to sell souvenirs.
Our bedroom and bathroom were cramped and the shower cabinet was not user-friendly. Boat traffic on the canal outside our window was noisy.
At over 400 euros per night, it is not good value for money.

Everything. Our view was right on the canal and it gave us a very different impression of Venice. The energy of the city really becomes a parent in the morning, looking out our windows on the canal.
