Elevator was welcomed... previous stays in Italy had 40-61 steps. Location so close to everything. Beds comfortable. Lots of good eating close.

The hotel overall was average and generally matched the description. The location is convenient, and the rooms were clean. Overall, the stay was acceptable, but we would recommend paying attention to the room assignment at check-in.
However, upon arrival we were first assigned a ground floor room that did not correspond to the listing at all — it felt more like a basement room and was far from what was advertised.
When we raised this issue, the staff immediately agreed without any discussion and moved us to an upper floor room. This gave the impression that new guests are routinely placed on the ground floor, and only those who realise and complain are relocated, while others may remain in substandard rooms.
It is something to be aware of when booking.
Apart from that, everything was fine.
Both rooms are on the photo. It’s easy to tell which is which..

Wonderful
Room was comfortable and roomy. Still and sparking water in the mini fridge for us. Coffee and tea for the morning. Check in was easy. Room was clean and safe. We would stay again.

It was old and rundown it needs to be updated. Furniture was tacky curtains with tacky. It was just not nice.

Nothing. No staff no facilities shower the size of a old closet.
Almost everything absolutely way overpriced and absolutely not worth the money. It is old rundown, no services no staff no facilities just enormously overpriced for a very low level room.

The location was great, and the place was exactly as described. The bed was really comfortable, just perfect to have a comfortable sleep after walking all day. We didn’t really use the kitchen but it seemed to have everything someone could need to make a quick meal if needed.
The location was amazing, just a few minutes from San Marco and the ferry stops, and plenty of restaurants and shops nearby while still being in a really calm place. We loved it and would come back.

The property is a 5 minute walk from the waterfront and St Mark’s Square, and has historic charm.
This is a small thing, but it would be helpful to have a mirror in the main room (not just the bathroom) for convenience when multiple people get ready in the morning. Also a hair dryer that’s mobile rather than attached to the bathroom wall, for the same reason.

Location
We arrived at the room at 5:15 and no Air Conditioning!!!! Send various messages to management and NO answer !! We were unable to sleep the WHOLE night !! WE WERE SWEATING!! If you open windows you get chewed by mosquitoes!!! Was able to find a house keeper the next day at 7:50 and she contacted management ( she answered her not me ) and changed our room !! And still no AC !!! I was told there was no AC AGAIN!! I The house keeper said there is a summer / winter System in the hotel which doesn’t let you put on AC !! Hot air coming out of the vents .The worst experience ever !!
If i would have been told there was no AC, i would have NOT reserved there !!!!

I can’t think of anything I actually liked. It was a huge disappointment.
The dead smashed mosquitoes on the walls.. probably 20. No air conditioning even though it was advertised as having ac. No reception even though it was advertised as having reception. A sketchy location off the Main Street.. dark and too quiet. No help when we contacted the property with the issues. They did nothing but lie.

The location was perfect and allowed us to walk or take the vaporetto throughout Venice and close islands. The check in was easy and the staff communicated with us to what stop to get off.
The Front doors of the property were left wide open throughout the day and even at night when we returned
