The location was good and near the vaporetto.
Breakfast was very good with lots of choices.
Room was cleaned daily.
A dog bed and bowls were provided for our dog.
The smell of sewage in the apartment was very bad, which they said was due to high tide. We purchased some air freshener and it didn’t help much. After asking for some help to remove the smell, we were offered another room in the hotel. However we did a good flushing of the pipes, and the smell got less offensive. So we did not change rooms because we wanted a place with a kitchen.
Next we discovered that the kitchen stove and fridge did not work and we did not get a response from the one we messaged until the last day we were there.
When we got up to shower with no hot water, we decided to check on the breakers . We did not get to use the kitchen the entire time. We were only given a slight refund of €20 euro per night for the inconvenience. Because, by the time they came to check it out, we had already corrected the problems ourselves.
We enjoyed Venice. We did so much walking, by being lost, that we were exhausted. Far too exhausted to change rooms.
There is a small step down area on the floor between the bedroom and the kitchen where I managed to take a small fall and twist my ankle. Be very careful there especially at night.

Was able to check in early. Staff very pleasant. Breakfast was excellent and exceeded our expectations. Beds very comfortable
3 floor walk up. AC/heat on a central system. Can open window however mosquitoes come in.

The location, the staff and the free breakfast!! Over the top with everything plus wait staff brining tea and coffee!
No elevator and my room was on the third floor. But staff insisted on carrying up my luggage. Aldo bathroom configuration is awkward and tiny, but it works in a pinch. Everything else was perfect.

The blanket was bit dusty/musty smell which made me cough all night. The heat wasn’t turning on, just blowing cold air. Washroom is very small.

The property is a boutique style hotel. Small lobby, stand up bar and stairs to get to your rooms. No digital entry, you instead get a key. Room was clean and beds small but comfortable. The location is walkable to everything and about a block from water taxi.
The staff is excellent! When we arrived we asked for directions to the train station as we were catching train the next day only to find that the trains were on strike. The staff went out of their way to help us find a way to get to our next destination in time for the cruise. Without their help we would have had to spend the night finding transportation and not enjoying the city. We had to leave early the next day so they arranged the water taxi and had two breakfasts packed for us as breakfast service had not yet started. FIVE STAR SERVICE!
The directions to get to the hotel were confusing as most streets are short and unmarked. Late in the day it is dark and difficult.

The location is great! Easy to find! The staff is super helpful and friendly. Breakfast with many various choices.
Special thanks to Jacopo, for organizing transfer from S. Lucia station. For answering to all my questions before arrival. The room was small, but was so clean and tidy.
There are many comments about bathroom’s size (too small) well, yes, it’s small. But the rest is so good, that covered that matter.
The only thing i would recommend, to wash the towels with some aroma liquid. It is nuce, when they smell good.

Location was good - the only issue was the door to our apartment was stuck and required a big push to open. Great towel and coffee for our room. The front desk staff was great.
The breakfast staff in the restaurant were not friendly. They were curt and dismissive. It was uncomfortable each day for us. Smiling and providing good customer service is the key to their success- instead they would talk amongst themselves which made us feel uncomfortable at times.

The breakfast is fantastic! Many traditional foods provided. I travelled many cities and stayed many Hotels, found this Hotel’s breakfast is so special. It just likes the style of Venice.
Because this hotel is a historically building, could not require modern facilities.

Wonderful
We were very impressed with the breakfast offered each morning. Location was walkable to everything we wanted to see in our two days in Venice. Plenty of restaurants and shops nearby. Loved the glass chandeliers in all the rooms and the picture on our room door.
