Location was great. On the water and didn't have to drag our luggage far from our drop off point unlike other hotels. Nice size bathroom
The building on the outside and inside were gorgeous but the rooms were almost a second thought.

The location was superb. Quick access from Firenze Santa Maria Novella - Train Station. The staff was friendly and helpful. The rooms were clean and comfortable.
Noisey upstairs neighbors, the pictures of the rooms provided were a bit misleading, and one wall of our room would lose power repeatedly. It was temporarily fixed on our first day by staff, but proceeded to have the same issue the following day. Unfortunately it was the wall with the in-room TV.

Great quality property, amazing staff. Location was also great for getting in and out of Venice with kids and quite a bit of luggage.
Our only complaint was the street noise at night outside our window was quite loud. Very busy area and it sounded like people were having a conversation right in our room. Luckily we had a sound machine with us for the kids!

Outdoor patio available however since staff are stationed inside, you need to order food or drink in the restaurant and then bring it outside to enjoy.

Excellent location whether you are renting a car or coming without one. It is right next to the bus station and close to parking facilities, which you can reserve in advance. You can also contact the hotel directly as they have their own private parking, though it is a bit expensive. Personally, I parked at a very close nearby parking lot.
It is extremely close to the water bus stations (Vaporetto), making it super easy to travel anywhere you want—whether to St. Mark's Square, Murano, Burano, or any other tourist attraction in Venice.
The staff is exceptional. They also have rooms overlooking the Grand Canal, offering a beautiful view.
Cons / Suggestion for improvement:
The rooms would be even better if they provided an iron and an electric kettle

It is a lovely hotel in a terrific location next to the train station. Lorenzo is the manager and is an absolute gem. He was so helpful with details which just made our visit. We will definitely be back.

Very closed to train station, very convenient. It’s also closed to a grocery store (2 mins walk).
The hotel is too closed to the main street. Even though the hotel has good windows, there’s just too many conditions you can’t control. For example, every morning at 5, there’s a truck running idle in front of the hotel, maybe pumping water or something, for a good 20 mins, wakes me up every morning.
And in my case, I was unlucky, stayed in a room with faulty AC. The first day was fine. The second day the AC was malfunctioned, turned the room into a sauna. I had to went to front desk several times, trying different solutions. At one point the technician turned off the AC completely and we were getting less and less fresh air over the hour, and ended up waking up and asked the front desk to turned if back on. That night was a nightmare. And the hotel was fully booked, front desk had no way to move us to a different room. At the end, the manager waived 50% off on that day. It was better than nothing. At least they were showing a good gesture. But given this experience, I expect they should at least waive the fee of that night given that the room that night is not up to basic livable standard. I was not even asking for compensation of the damage to my remaining planned trip.I didn’t bother to argue but can’t resist to complain here.

Central location. Near the bus stop. Great view of the canal.
Some noise from outside like boats, people talking on the sidewalk can be heard in the room.
