Disappointing
The room was clean. The location was fantastic.
Not impressed, thankfully this wasn’t our first time in Venice. Night and day from our stay last year at a place just as convenient and half the price. Other hotels half the price know guests by name, offer a welcome drink and offer to help with bags when arrive exhausted. No lift!! The young men sat at the front desk while myself & my elderly husband carried bags up and down several flights of steep stairs after being up all night on flight.
The breakfast was ok basic lots of pastries not for health conscious. Day 2 … just eggs, no meat, ran out of utensils, picked apart grapes for fruit. The staff were scrambling. ? Doesn’t management number reserved guests to prepare in advance how much food is needed. After did not stay for the included breakfasts. The room was clean but uncomfortable bed and hard pillows and miniature bathroom for tiny people. No extras no waters, no treats, no tissues no vanities-just soap. There was no help for directions activities or to airport in person. We didn’t ask because the staff were uninterested in us.
This was the most expensive hotel we booked 4 nights during our month trip and completely not worth it: Would not stay again even if half the price. We paid $450 us per night.. total disappointment. The location was great and that is why they are getting away with charging these prices. It’s very sad this place could be a gem in this location with a proper make over and management.

Location was fantastic. A little side street just off the main waterfront. Quiet but still in a central location for St Marcs square, Dodge Palace, water Taxis etc
The bathroom was a tight squeeze, and the shutter didn't work on the bathroom window, and although a net curtain gave privacy n the daytime, you had to leave the light off in the evening, or the people in the opposite building (about 10 foot away) would see you sitting on the loo!

The staff were super helpful and recommended a fantastic restaurant nearby. The property was beautiful and clean. The location was great - very close to the water at the edge of the island and water bus stops. They had a good breakfast with lots of selection. The second floor had excellent air conditioning.
