Great location. Many restaurants close by and just a short walk to Saint Marks Square. The hotel was clean and nice as was our room. The breakfast was good with many choices, including standard European fair and scrambled eggs and bacon.
If you have a problem with stairs, you need to be careful. Even though the hotel has an elevator, there can be stairs in the hallways. Also, there are stairs that are unavoidable in the breakfast room. Having said this Venice is not friendly to those who can’t do stairs.

Staff, location, and breakfast.
I did not like the idea that, that they did not have an AC, weather wasn’t cold when we were there. It was a little bit humid so we ended up opening the windows and we got bitten by flies. That is the only disappointing thing in this hotel.

hotel was great, great location, staff and facilities, great breakfast as well
it was frustrating because the air conditioning system was turned off due to the time of the year. the room was way too hot for me and if I opened my window a swarm of mosquitoes would come in - one time I had to squish 10 of them. I complained and they only gave me a bug repellent to put on the room

The property was in a great location. We had a great view from our room and the staff was very helpful. It was nice that the hotel has their own dock for water taxi drop offs and pickups.
The elevator was down one day and we were on the 5th floor so it was just a bit of an inconvenience.
