Easy access to public buses and a coffee shop right under the hotel (all rooms are on second floor). Decor is nice. Manager was friendly. Bed comfortable (king). Full size desk and chair for working. Refrigerator available. Cozy local beer/pizza place where locals hang out one block away.
There was no heat. I was there 6 - 9 October and nights were chilly. When I asked about getting some heat I was told it wouldn't be turned on until 20 October. I was not offered a space heater either. Limited dining nearby. One nice restaurant/wine bar across the street, and another restaurant about two blocks away that told me I needed a reservation when I walked in at opening time. It was totally empty.

Beautiful remodelled facility with modern amenities. Very clean and easy to access the train and airport.
Small challenge with communication regarding remote access but we figured it out.

The property was really nice, and the staff very friendly, they helped me with everything, including booking a taxi to the airport, and early check in and out
I would definetely recommend this place, we have a bus stop to san marco very near, super market and its tidy and clean

Arrived at this "hotel" around 9:30 am, There were signs on the doors and walls stating that I should ring the door bell to be let in. I rang, no one answered. The door was propped open and I walked in to a little space they called a lobby. Again, a sign that stated the reception desk was upstairs. I left my bags and walked upstairs to find a small desk, messy area, no person. I called out several times and no one answered. The rooms are located here and anyone could have entered this "hotel" and walked into any room. Rooms keys were on a little table on the first floor. No security at all. No restroom available on the first or second floor and no human on the premises. I walked down to the first floor and waited for 30 minutes. No one came to this place. I walked next door and got a coffee. Went back to the little space they called a lobby and waited for a human. At 11:00 am, a young boy arrived and asked me what I needed. I told him that I was here to check in. He made a call and put a woman on the phone. She said that if I paid 25 dollars I could check in early. I told her that I would wait. The young boy did not speak English and was there to clean rooms so I sat there with no one. A young couple came down the stairs at one point with their bags and left. Finally, a man arrived and I asked him if there was a bathroom. He told me that I could use a bathroom in one of the rooms. Then I went back down and sat waiting for 2 pm. There was no place to eat or get a drink. The little coffee place next door was only open in the morning. I sat alone all day with no help from the owner. At 2 o'clock, I was told a room was ready. I walked back upstairs and looked for a little bag that I had left up there on the chair. It was gone, when I asked the man if he had seen it, he started screaming at me because he did not know who it belonged to.
I left the hotel and did not stay the night. There is no security or owner at the hotel. The owner refused to call for a taxi and was rude and aggressive. When I told him that the hotel security was not very good and I needed a taxi in the morning for a flight in order to stay at the hotel, he refused to call. I told him that I would go to another hotel since I was travelling alone and needed both security and taxi service. I asked him to credit the amount that I had paid especially since their "hotel" is deceptive in its description. He threatened to call the police and started yelling again. At this point, I became very concerned for my safety. I walked to a small chinese restaurant 2 miles away and the woman there was very concerned. She found me a bus to take to another hotel. When I checked in at this hotel, it was secure and the two women at the desk were appalled at the way I was treated when I told them the story.

Located 20 min from Venice by bus. The room was not large, but good enough. Self check in was arranged by reception at night. Parking is in the street in front of the hotel.
Air con stopped working for one night and it was very hot inside. If you open the window you will have direct entrance to the common terrace with the rest of the hotel, so you can not leave it open for the night and sleep...

The host Hassan was exceptional - he not only helped us with our first stay we actually booked an additional night at the end of our travels. He gave us excellent information on the bus system, how and where to buy tickets, and arranged a taxi for both stays. Great, convenient location, clean as a whistle rooms and lots of coffee shops, ice cream, pizza, Italian restaurants right out the front door. Thank you Hassan ?

Hassan was a gracious host, and was very accommodating of our late flight and arrival. Check in and check out were smooth and easy. The hotel is only 5 minutes drive from the airport, an excellent location. The bus to Venice is just a short walk from the hotel
