The property manager at the facility was always available by phone if needed as she was not always at the location. It was quiet, in a great location and great value. I would recommend to anyone coming to Venice.
Unfortunately there was no breakfast as advertised but there was a coffee machine available for use.

Away from the crowds when I wanted peace and quiet. Extremely convenient to the water bus terminal. Cozy little garden area to relax
Very dark inside the rooms and if you happen to forget your keys when going outside or to the garden there was no way back into the building. That made is challenging if there was more than one traveler not always together

Just like most of the other reviews, Stella in reception is the real star of this property. Her infectious energy, patience, and willingness to help were really quite refreshing. It didn't matter the question or issue, she was able to sort! Thanks for making my stay truly special.
Property was incredibly clean, comfortable, and well situated for transport and sights.

The hotel is close to many attractions and a vaporetto stop. The staff-Stella-is very helpful and did her best for our comfortable stay. We especially thank to her.

Staff was very helpful checking us in. Very clean apartment, comfy and value for money. The bathroom was beyond expectations. Location was also alright, you definitely need a bit of walking to reach the most tourist attractions, but very enjoyable area to walkaround. We personally prefer this location instead of a super touristy one.
Poor soundproof, which I suppose is a common problem in Venice in general. Especially the resident from above floor was significantly loud even in late hours

Very quiet! Very close to the boat stop. Friendly staff. Very clean. It was nice to find a water bottle in the fridge. Very good quality for the money!
Just a small detail. I would have loved to have a water cooker to make coffee or tea. I had to go out for these small things now.

The location is 15 minutes walking distance from the train station and 20 minutes from the airport buses. That's very good. Because if you go to San Marco, it would be difficult to carry luggage. The location is very good, the room was clean, the garden is very beautiful, Stella at the reception was very friendly. This is my second time in Venice, my next address is clear. Definitely recommend...
