What great staff! We were welcomed and shown our room, which was like stepping back into the grandeur of the furnishings provided to Venetian nobility. The front desk then willingly spend 5+ minutes helping us orientate on the provided map, recommending a great place for a late lunch and suggesting we take the #1 water taxi down the Grand Canal as an inexpensive yet impressive orientation to the entire city. The location was ideal--close to the train station yet isolated from the streams of visitors that were moving to and fro. All in all, we are super happy we found this lodging.

The location was very convenient. We were able to walk from the train station. The rooms were nice and very comfortable.
The only disappointment was the restaurant recommendation given to us by the front desk. The food was just okay and over priced.

The hotel staff were all very accommodating.
Excellent location near the train station.
Breakfast had lots of choices.
The room was comfortable with a window that overlooked the canal.
I can't think of anything that we did not like about the hotel.

Very welcoming staff, room is decorated in an old Venetian style, furniture and bed.
Location is close to the train station which was a big plus for us, and not far from the alilaguna station. Quiet place, nice breakfast, we had on the water terrace.

The location was perfect, just a short walk from the bus station We were warmly welcomed when we arrived on a hot day with glasses of cold water and a place to sit during the check-in process. The staff were very helpful and accommodating arranging dinner reservations at a nearby restaurant on the canal as well as a water taxi pickup right in front of the hotel.
Our room was comfortable and nicely air conditioned. Highly recommended

We booked two rooms here for a family stay, a junior suite and prestige room both in main building and knew in advance that the rooms are on the smaller size, esp compared to US hotel rooms. But both worked for us and not only are the rooms quite beautifully furnished in an ornate Venetian style, they are immaculate and quite functional. We loved everything about this hotel -- the friendly helpful staff at reception and in the restaurant/bar, the superb location, and that it is a small boutique hotel. Our college age kids met us there arriving via ferry from Croatia then a water bus and were able to access their room early and get some rest, while took a water taxi from the airport which is a wonderful way to arrive into Venice and to the hotel. Breakfast was excellent, bed and rooms are comfortable and hotel organized a porter to help with our luggage to the train station as the walk involves steep stairs up and down a bridge. Tourist trap restaurants abound so do your research in advance in order to avoid as there are also wonderful gems where locals dine. Hotel location right on the canal is wonderful and walkable to all the major sights but far enough away that it is quiet. Highly recommend.
This is not something the hotel can control but we did not understand why some guests do not have consideration of other guests. There was a small group of Aussie and US friends who were excruciatingly loud at breakfast, apparently believing the entire dining area of two rooms wanted to hear their conversation. It was literally unbearable sitting next to them. The lack of courtesy & consideration was astonishing and this was not a young group who were unaware of their behavior, these were older couples!

The staff was very friendly and helpful. They even offered to take us to different islands. They made a birthday cake for my wife (I didn't even ask for that). The beds were comfortable, the view was amazing, the breakfast was delicious, the location was perfect and it was quiet and peaceful. Definitely loved it!

Very quiet neighborhood, but right on the canal, with its own café, and just 5 minutes from the station. No tourists or noise — you truly feel like a local. Very cozy rooms and the best staff ever. They helped us organize our entire tour, recommended and reserved all the restaurants. My husband celebrated his birthday, and they surprised us with a cake
The mattress on the bed is divided into two parts, which makes it a bit uncomfortable to sleep in the middle. However, the bed itself is large and comfortable.

Beautiful hotel. Staff has a great attention to detail, and extremely helpful with anything you ask. Good breakfast with a view of the canal as well. Private water taxi can drop off/ pick up right at the hotel.

Breakfast was beautifully presented every morning, and coffees were made to order. We loved sitting on the canal balcony to eat breakfast and watch Venice wake up!
We were staying in the annex and while it was very nice, we would have liked to try the main building.
