The room was spacious, the bathroom adorable, and the working air conditioner.
It was a bit difficult to find the exact location of the property but then again what isn't hard to reach in Venice lol.

From the moment we arrived... everything has been absolutely wonderful. Great location and the grounds are very nice and felt secure. Room was so comfortable, breakfast was delicious. Staff is amazing and most professional, helpful and kind. Thank you very much.

This little hotel is a hidden gem in Venice. It is located on a quiet street that is tucked away from the crowds, yet a 10 minute walk to train it bus station. It's a charming boutique hotel, with a lovely breakfast area overlooking a garden. The room was small but comfortable, with floor to ceiling windows with a small balcony overlooking a garden. It was a perfect for our stay in Venice! If you are looking for a modern American hotel with amenities but no charm, then look elsewhere.

The breakfast was wonderful! You can eat inside or on a lovely terrace. The location was peaceful and serene despite being in the heart of Venice. There's outdoor seating in a courtyard with lots of roses. The staff were all friendly and helpful. The bed was comfortable, we slept well. The view from the room was really nice, overlooking a large courtyard with various flowers and trees. We liked relaxing in the late afternoon just listening to the birds. We were sad to leave and would love to come back.

Location was perfect, short walk to all areas we wanted to see and many restaurants nearby. The staff here were so friendly and welcoming. I would definitely recommend this perfect boutique hotel!
Would be nice if bottled water was restocked daily. Not a big deal but a nice touch!

The property was very nice and felt like staying at a friend’s house. On several occasions i reached out to them for assistance which we received a very informative and prompt response. The breakfast spread was delicious & provided us with a full belly for a nice time frame. Best croissants we have had! Thank you so much & if ever back in Venice this is the place to visit! Amazing location with access to a local tiny delicious pizza!
Not that it was not liked just different for us. The ac & how understandably it was raised by cleaning staff when out of the room. With unprecedented heat wave, this made it difficult when coming back very exhausted & sweaty from a full day. Room eventually did cool down a bit and able to sleep

It’s in a quiet alley, close to the train station, feels like home.
Bed is very soft and comfy.
Host is friendly and gives tour guide, very nice.
Plus, nice breakfast with good, chilling views out in the terrace.
