The room was beautiful and had a lovely view of the canal. The bed was also very comfortable and warm. The staff were also very nice.
The ac stopped working our first night and no one came to fix it even though I contacted the property via booking.com messenger. The water pressure for the shower was not great and the water could be warmer.

Clean room, views of the canal, good A/C, helpful staff.
Slightly slow to respond, had to call when we arrived to get let in after two messages not replied to. Ground floor room was smaller than most pictures on booking.

The location is amazing, away from the business of san marco yet so close to everything
The room itself had everything needed but it was a bit small for my liking, the check in is smooth and easy and you feel like you are in a fairy tale from the moment you step in

It is very close location to the San Marco Giglio station and easy to get on the water bus to and from Marco Polo airport. Room is clean and charming .
Although the apartment is not directly adjacent to canal that you can easily take water taxi, but is is a short walk to the water bus location . However if you have heavy luggages, be prepared to cross a few bridges with them . Communication with the owner was a bit delayed if you are in a rush. Suggest you call instead of messaging. I had to use ChatGPT a lot to figure out things myself . Other than that it is fine.

Perfect location!!! Close to everything but really quiet. It was thoughtful to leave bottle of water, snacks, juice and breakfast material every day. It was spotlessly clean.
I would like to have a little more room and some kind of table to be able to write or have a bite properly.

We celebrated our new year in venice and stayed in this place for 3 nights. Such a very accommodating host!! They even gave us free prosecco and lots of snacks during new year. Definitely recommend and would go back! Place is close to san marco, but also far enough that you dont hear the crowd.

Super comfortable and clean. Excellent beds and pillows.
You can't find the hotel on your own. The owner sends you the description, and along with the Google maps, it makes it very hard to spot the place. The problem is there is no sign or the name of the hotel on the building.
