Wonderful
It is very close to the train station, so we did not have to suffer the lugging of our large suitcase through narrow streets and over multiple bridges. We love the room facing the canal and the afternoon sun.
The atmosphere is rather gloomy. Some improvement of the managing is definitely needed.

Staff was very friendly, room was clean and bed was comfortable.
Our room was next to the kitchen or laundry room along with our window being right outside the employee door of another work area so we were constantly hearing noise and people talking throughout the night.

The staff were amazing - so helpful and nothing was too much trouble. The hotel is not in the centre - really peaceful to escape the crowds - and yet on several water bus lines. You could also walk to St Mark's Square.

Room 106 was ideal for us as we had a terrace and we came with a small dog.
The staff was very friendly. The vaporetto stop St.Elena is convenient and only 3 min away with a frequent service
Breakfast needs replenishing more often.

The location and layout of the hotel, very tranquil.
The staff were welcoming and helpful.
The rooms were clean and spacious.
Although clean, the room fixtures and fittings were showing signs of wear and tear.
The staff were sometimes a bit chaotic, but this was during busy breakfast times mainly.

We booked it the same day we arrived. We arrived late after some confusion with reservations at another hotel. Luca was at the front desk and was kind and helpful, and because of our late arrival, upgraded us to a suite.
Not a thing! It is a little more of a distance from the heart of Venice than some people might like, but we loved the quiet neighborhood and we enjoy walking so we were delighted!
