Location was perfect as it was right near the Venezia Santa Lucia train station (no stairs/bridges to drag suitcases over). This is a lovely part of Venice. Hotel was gorgeous with Murano glass chandeliers and comfortable beds. The staff were very helpful and friendly. Breakfast was included and was amazing! We stayed for three nights and were sad to leave. Highly recommend staying here as it makes arrival and departure seamless.

The best spot to stay in Venice, as it is steps aways from the train station (no having to carry luggage through bridges). Very beautiful and antique looking facilities. Surrounded by shops and restaurants, despite not being near main attractions. Very close to water taxi stations that take you to must see spots, yet also walking distance to all.

Location is very good, same as the staff very professional and friendly. The hotel is clean and nicely renovated old building. i would say it is a high end 3 star hotel.
Breakfast is the week point, is buffet type very simple, with a small variety of food, the "hot" foods where scramble eggs, sausages, potatoes and bacon, but they were not very "hot" at all. There is only one coffee machine and if there is a lot of people you will need to wait. The bar closes a bit early adn opens late so if you want a coffee or a drink at other moments in the lobby area it is not possible, didnt try the room services if its available or not 24hrs.

we paid for breakfast as at the time of booking with booking.com I booked breakfast to be included however the hotel had no record I had to pay on top?
No record of breakfast included yet if we had booked direct it was part of the booking. this raises the question on whether I use this service again.

The hotel is very conveniently located near the Venezia Santa Lucia station. Our room with the Grand Canal view is spacious and offers a great view of the canal and street below. The other room with a view is much smaller, but it's comfortable enough for one night.
Getting into the bathtub was a little tricky because of the folding glass doors. The service at the reception counter was also a kind of hit-and-miss thing - two staff were friendly while the other two were cold.

Very close to Venezia S. Lucia station. Staff are exceptional. There’s also a supermarket nearby. It’s not close to attractions like Piazza San Marco, but we didn’t mind the long walks. It was more important to us that we are not lugging our baggages with us when we came and when it was time to leave.
No hotel slippers so bring your own.
No coffee/tea and kettle.
These are not really a deal breaker for us, we’d gladly stay here again for the location and the friendly staff.

Location was excellent, very close and convenient to the train station.
The heating in our room was not good, the room never reached temperature and due to the time of year felt cool and damp.
