The location is perfect, super close to all the main attractions in San Marco. The staff is friendly and welcoming. The facilities are great and very comfortable. The rooms are cozy. The breakfast is of very high quality and has a modest variety (for the size of the space). The transfer arranged by the hotel team was on time and of good value for the money. Would highly recommend this place if your budget can cover it.

We stayed for a week in a Junior Suite during the Carnival period. The hotel is in an exceptional location: about 10–15 minutes’ walk to both St. Mark’s Square and Rialto, and around 15 minutes to Fondamente Nove. There are many restaurants nearby, and a Despar supermarket is just a 5-minute walk away.
The room and bathroom were very clean and well maintained. The staff was great — every request was handled promptly and professionally.
Breakfast was good (buffet style) with a nice selection.
We would especially like to thank Barbara for her exceptional service. She is very attentive to guests — she even remembered what coffee or tea we preferred and when we usually had it.
We felt that the lighting in the room could be slightly brighter, especially in the evenings. There was also only one chair, although the room did include a sofa.
For guests who are particularly sensitive to noise, it may be worth noting that we stayed in a canal-view room. On a few nights there were people outside, and since we preferred to keep the window open, we occasionally heard some late-evening sounds.
In the early morning (around 6:30–7:00), it was sometimes possible to hear loading and unloading activities. This did not bother us too much.
Overall, we had a wonderful stay and would gladly return.

The property was absolutely beautiful, the staff were very friendly and accommodating. We had a junior suite which was spacious and visually stunning. Venice is an incredibly fascinating and aesthetically pleasing throughout.

The breakfast isnt good and very small you have to pay extra for omlet etc. The breakfast buffet should be bigger and better.

Everything! Gorgeous boutique hotel. Absolutely PERFECT location, so close to San Marco Square and Rialto bridge. Outstanding service. Lovely peaceful and quiet hotel. Gorgeous room. Large enough for family (we had the suite) perfect for my husband and our children (18 and 21) they each had their own beds.
Lovely breakfast with outstanding service.
Took a water taxi to get there and back - that was super cool!
LOVED the Aqua Palace. Highly recommend.

The hotel was very nice and it was so fun arriving in our private water taxi dropping us off right at the front door. It was a great location and easy to walk around and get to many places. The staff was very kind and helpful!
The beds were not very comfortable. Kind of a bummer because the rooms were so fun and pretty!!

I thank Roberto for a smooth check-in on the late evening of our arrival due to the gusty winds and uncomfortable rains that necessitated our holding off taking the water taxi to our hotel. Leo @breakfast time was tops: accommodating, personable and professional. Giancarlo was great with information we needed. The hotel is dark but I think that's how it is in Venice hotels. I love the furnishings. Our suite was very spacious and comfortable, I liked our bathroom, the amenities and the welcome touch. I liked the tasteful sitting area outside our suite/at the every landing, even if it was dark. It was a good idea to schedule our breakfast since the dining area is pretty small but really nice, with good breakfast offerings and accommodating wait staff (especially Leo). I liked the location of this hotel : near to shops, even if getting there from Piazzale Roma required expert maneuvering of water taxi drivers. A lot of positives about this hotel.
Giorgio, not so great at Front Desk. He was surly and not so helpful when we talked about the water taxi we needed to catch our flight. There was a high tide and so on and so forth, he told us. I wanted him to work something out with us. When I got tired of his surliness, his lack of helpfulness, I walked off when he wouldn't give me his name when I repeatedly asked for it. I asked one of the staff for it and got it of course. While at breakfast, he came in and apologized to me. Then he helped us out with our water taxi request at the time we preferred. Don't really know why he said it wasn't possible in the first place. Go figure. A lot of positives about this hotel and one minor negative incident that thankfully got ironed out.
