Booking.com canceled our previous booking the day before we arrive. We had to find a place to stay at last minute. This place is adequate, a King bed is comfortable.
Check in was a bit hassle as we didn’t have internet right away, couldn’t check WhatsApp to provide the info needed and pay the fee in advance. Standing out side the tiny entrance door for more than half hour to try to email the info as there is no lobby or live person there, only via intercom.

Wonderful boutique hotel steeped in history. Loved the location and the room was comfortable and clean, super comfy bed. The neighborhood couldn't have been better, not overloaded with tourists and plenty of dining options right outside the door. Grazie!

Location was perfect. Watching others drag their suitcases all the way across the island over the numerous bridges, we felt fortunate to be close to the train station with only one bridge to navigate. Our room was nice, but I'm sure they had nicer rooms based on the photo they show on the Website.
Not quite as clean as we'd like. There were remnants of previous guests. Our housekeeper, Samantha was accommodating and did her best to ensure an enjoyable stay. Not sure if she was the only staff on the premises, but if so, she probably was overwhelmed with the room change over.

We loved the character of everything.
It was very clean and comfortable and in an excellent location
There was some back and forth with the property owners and initially we were not sure about the payment links and they were not accepting payment directly from booking. However in the end it was resolved

we weren't offered breakfast. We loved the location in Canneregio, right near shops and food. We loved the woman who helped us, but she was doing everything - checked us in (no one ever in the front office), helped us with luggage up the stairs, cleaned our room, answered questions, came to help when needed. The room was very comfortable and clean.
There was a man who appeared a couple of times, but he did not talk to us. When the power went out briefly, he would not answer our question. Not friendly. Our Google map had difficulty locating the property when we first arrived - that would be helpful for future quests to have that more accurate.

We were 11 and took 3 apartments. Everybody was really satisfied and impressed by the beautiful frescos, plus Samantha was super kind and accomodating, allowing us to keep the luggages both before and after our trip. The day was very warm outside but they keep this portego freezing cold, which is such a relief during July's nights

The unit had air conditioning, and the shower pressure was strong. Location was ideal as we like to walk and explore. Host gave us excellent recommendations on food and was very responsive.

The Hotel is beautiful. Inside, it feels like a Palazzo. The room was very spacious, and the antique furniture was of the highest quality. In addition, the hotel was perfectly located for my business.

we loved the location, the building is beautiful and well taken care of. the staff is so nice and communicative. we coordinated check in and entry over whatsapp so make sure you have it on your phone when you go to check in. there was an issue with our key and before i even realized it they wrote me on WhatsApp about it.
the bed in our room primavera could use a bit more stabilization. it was comfortable but didn’t feel very stable so we were very careful when we got into bed. but once in bed it was ok.

Was a great stay, very helpful staff and very responsive. Big thanks for a compliment from a hotel for our honeymoon ❤️ The place is clean and has everything for a comfortable staying. Location is just amazing, trattorias, bars, shops everything around for a reasonable price and not far from the center.

Very attractive. Location easy walk from the rail station and pleasant longish walk to almost every sight (good for people like us who like to walk).
Very comfortable bed and great bathroom.
Very short office hours. No elevator (I have neuropathy and would have liked to know ahead of time) but that was ok once we got the luggage up.

Loved the location of this boutique hotel. Centrally located, fruit market and many bars and restaurants just outside of the room.
The only thing I didn't like is that there was no conditioner in the bathroom so I had to go to the store to buy some. At the price and level of this hotel I expected conditioner.
