Very Good
The location is good, quiet authentic area with great places to eat around. The room was warm, good hot water pressure. Good quality bed linens and towels. Relatively clean. The breakfast 8:30-10:30 is simple: eggs, cheese, ham, bread, croissants, coffee, yogurt and granola. Usually it served on the big round table in the kitchen so you sit together with other guests. Good opportunity tot all to other people. Simple check in, wide list of nice restaurant recommendations was provided, very helpful.
For my taste everything was too old, and thus worn out. Not my taste design, textile. Based on the photos I expected more.

The location is excellent. Quiet, away from the frantic tourist areas and close to the ferry to the mainland. The garden is lovely, the rooms are lovely and romantic. The staff is very attentive and the breakfast is great. Especially the beautifully made cappuccinos.

Our room overlooked a canal, it was a beautiful view. Breakfast was plentiful, cappuccinos made to order. The seating was in the garden with a heat lamp, we enjoyed speaking with the other guests. Great location, very walkable. Our host Mattia was very friendly and extremely helpful when my spouse needed to see a doctor. I highly recommend this bed and breakfast.
There was nothing we didn’t like.

Beautiful B&B in a wonderful ‘local’ area. Less touristy- which is PERFECT ? Fantastic restaurants nearby- not tourist type- excellent Italian food. Mattia was a fantastic host who offered lots a great advice about my trip. The waiter in the morning was lovely and made a fantastic cappuccino in the gorgeous garden! Thank you so much.

Beautiful inn, centrally located within walking distance to everywhere. Amazing breakfast service. Owner was kind enough to provide a list of amazing restaurants in Venice for where to eat. Our rooms had private bathrooms and mini fridges as well as USB plugs and hairdryers. It is a real hidden gem in the middle of Venice. Highly recommended!

It is a perfect location within walking distance of the water bus station and many iconic places. It is easy to navigate even without using Google maps :). Mattio shared his love and knowledge of Venice which made my stay more enjoyable and interesting.

Excellent location and very helpful accommodating host! We were delayed 1 night due to missing a connection from the US, and they deducted the cost of the night we missed without any issues. We would definitely stay here again, it was a great location easy to access from the airport ferry but not too touristy of a location.

Homely feel, delightful staff and owner who was friendly, informative and very helpful. Excellent coffee at breakfast. Perfect location, easily accessible on foot from the station and all attractions. Comfortable bed. Large towels. Availability of tea, coffee and cake. Pretty garden. Good restaurants nearby.
Room and bathroom were a little small. It was a bit noisy at night from people on the street outside and boats going by but this may have been because it was Easter .

Very nice bedroom with a beautiful view. Comfortable bed and room temperature. Beautiful garden allowing to have breakfast outside even if I visited in March. Quiet.
Toilets and bathroom in the corridor outside my room. But they made it privative with a key for only my room so it was fine for me.
