Our room overlooked a canal, it was a beautiful view. Breakfast was plentiful, cappuccinos made to order. The seating was in the garden with a heat lamp, we enjoyed speaking with the other guests. Great location, very walkable. Our host Mattia was very friendly and extremely helpful when my spouse needed to see a doctor. I highly recommend this bed and breakfast.
There was nothing we didn’t like.

Beautiful B&B in a wonderful ‘local’ area. Less touristy- which is PERFECT ? Fantastic restaurants nearby- not tourist type- excellent Italian food. Mattia was a fantastic host who offered lots a great advice about my trip. The waiter in the morning was lovely and made a fantastic cappuccino in the gorgeous garden! Thank you so much.

Beautiful inn, centrally located within walking distance to everywhere. Amazing breakfast service. Owner was kind enough to provide a list of amazing restaurants in Venice for where to eat. Our rooms had private bathrooms and mini fridges as well as USB plugs and hairdryers. It is a real hidden gem in the middle of Venice. Highly recommended!

It is a perfect location within walking distance of the water bus station and many iconic places. It is easy to navigate even without using Google maps :). Mattio shared his love and knowledge of Venice which made my stay more enjoyable and interesting.

Excellent location and very helpful accommodating host! We were delayed 1 night due to missing a connection from the US, and they deducted the cost of the night we missed without any issues. We would definitely stay here again, it was a great location easy to access from the airport ferry but not too touristy of a location.

Homely feel, delightful staff and owner who was friendly, informative and very helpful. Excellent coffee at breakfast. Perfect location, easily accessible on foot from the station and all attractions. Comfortable bed. Large towels. Availability of tea, coffee and cake. Pretty garden. Good restaurants nearby.
Room and bathroom were a little small. It was a bit noisy at night from people on the street outside and boats going by but this may have been because it was Easter .

Very nice bedroom with a beautiful view. Comfortable bed and room temperature. Beautiful garden allowing to have breakfast outside even if I visited in March. Quiet.
Toilets and bathroom in the corridor outside my room. But they made it privative with a key for only my room so it was fine for me.

Excellent location near to restaurants and bars on Fondamenta de la Misericordia by a canal, near to transport hub Fondamenta Nuove, and just a five minute walk from the Grand Canal. Fabulously welcoming owner and staff. Perfect light breakfast and you can sit in the garden to eat.
My room overlooked the garden and I think you'd either get a garden or canal view. The room was clean and comfortable and good value for money.

+ Location is good, quiet street, near busy business area.
+ Owner is super friendly and helpful and agreed to let me check out one day earlier without penalty so I could book another place for 2nd night.
+ Canal view in Room nr 5 is beautiful.
+ complimentary water in the fridge was nice.
+ check in procedure with door code and key in envelope was really nice and fast.
- I fell for high booking rating, for 9.3 i hoped so much better. I’ve been in Venice many times each year and this is first time I regret trusting the high rating. The price/quality felt like solid 6-7.
- continental breakfast was really poor, only bread, cheese, ham, boiled eggs. Cornflakes and sweets too. For 140 eur per night in March lot of hotels in Venice with warm breakfast and scrambled eggs etc available, even much more cheaper.
- double bed was extremely uncomfortable; very soft, and had great canyon between mattresses.
- small things like TV had no channels and could not find any channels so basically didn’t work, no safety box in room that was listed in booking and trash can only in bathroom and carpet on the floor seemed very old, all of this affected overall feeling too.
