Wonderful
First thing is the host Carlo is wonderful. If we werent nearly the same age, I would say he is my favorite uncle. The wall of windows and large outdoor patio are a plus you cant get at a hotel. Close walking to transit and family owned restaurants that the locals recommend.

Beautifully decorated with lovely terrace area.
It doesn't actually have a kitchenette, just a small refrigerator and coffee/tea maker. Cups, glasses and bowls are provided along with cereal and milk, but they have to be washed in the bathroom.
Suggest owner put in microwave and small kitchenette unit and as shown in photo.

When we arrived, Carlo waited us with the key and led us to the apartment. One of the nicest all around glas bedroom suite, I've ever seen, plus the same size balcony, what is a blessing for your stay whit its beautiful palmas and bushes all around.. The photos of the apartment dont make the justice, the suite has a charming atmosphere, and its much nicer than the images on Booking.com...Parking was next to the house for 6 euros or something for a day (its a very safe area of Rome)......Carlo explained everything, he is a really beautiful host.. Easy acces to the historical center, with bus, Taxi 15 Euro, or 45 minutes walk... Sure I'll stay here anytime I visit Rome! Grazie Carlo for everything, see you next time!!

The place was very clean and beautiful. Especially the terrace! Good location with some local bars and restaurants.
There was no breakfast, only coffee and some biscuits in plastic packaging. I asked a few times beforehand if they could confirm that there was 5 times a breakfast for two. Even though it said on Booking that breakfast was included and that the owner confirmed to me that there was a breakfast. Not a lot of privacy. The owners live in the same house and have a key to get inside the room through another door. They came up when we were in the room, even though we manifested ourselves. Also woke up to them arguing loudly the third morning, on a Sunday. I really dont like to write negative reviews, but if wed known the above, we would have chosen another place to stay.

- we went for a rugby match, location to stadium is excellent, Rome downtown is in walking distance - good amenities around, restaurants bakery, bars etc - confortable bed, generally clean apartment, enough pillow and blankets - lovely private terrace, great ambiance - mini fridge full of goodies/snacks, drinks - welcoming and friendly host
- it needs detailed cleaning (light switches, window frames, tiles etc) - there is no parking at the property, you have to park on the street. Carlo did help to explain which places are free - there is no breakfast served at the property, you have a coffe machine, enough coffe capsules for 2 mornings, and a great milk forther and some packaged industrial pastries, jams in the room -There is no kitchen, therefore nowhere to wash your dishes/cups but in the bathroom with hand soap. We only stayed 2 nights but it would get complicated to look after ourselves for 'breakfast'. - safe doesn't work

Location, terasse.
For 3 people the breakfast was just not enough, it was prepeared for maximum 2 people.
We made a personal arrangment with the owner that a third person was coming with us because it was a last moment decision so thats why we turned to the owner as we couldnt book it with booking, the price that we got when we arrived was more than it would be over booking so wek feel cheated due to the owner charging us more than it should initally be for a 3 people stay.
Also parking wasnt free and you needed to be lucky to find an open spot.

During this trip I was 21 weeks pregnant with bad pelvis pains. This place had elevator to the 4th floor with a just a few steps to the fifth floor. It had plenty of space for hanging or and resting both outside and inside. It was close to shops and restaurants which made it very easy for us to get hold of some food after a long day on our feet in the city. Uber was super convenient to get anywhere.
The bed was exceptionally comfortable and the bedroom was lovely with all the windows and daylight we could choose to let in during the morning.
The terrace was fantastic as well day and night.
It was also very clean and the staff very friendly and accommodating. The pictures of the advert on booking.com are very true to how it looks in the apartment. I could not take any better myself.
We where very grateful to have found this apartment and it made my trip so much easier even if I had pains.
There was nothing to dislike.

Very cute room with all amenities, the host is really kind and available for any emergency. The room is furnished with a nice taste, the terrace has a gorgeous view, Italian style breakfast is included, and a mini-fridge has some supply for a quick lunch.
you need to do 1 floor of stairs (if you have a heavy luggage it can be difficult).

Wonderful
Booked for EURO2020 game so stadium proximity was perfect. The apartment is nice, well designed and with a beautiful terrace with amazing views 360 degrees including San Pietro.
I am very picky on this but it could have been a little bit cleaner (toilet, coffee machine) but overall was well maintained.
