Breakfast in our room was fantastic.
Our room was located right next to the front desk/ kitchen so we could hear them early in the AM while we were trying to sleep.

Large spacious beautiful room and wonderful terrace. Good breakfast brought into room every morning at requested time. Good online communication with owners and good suggestions on restaurants, places to visit, etc.
Water was for sale and should be complimentary.

Great location, huge room, very comfy bed, nice bath tub (wish we had time to use it!). The woman who checked us in was also very lovely and helpful. We got there early and left our bags. When we came back, our bags were in our room.
Since no one is at the check in desk after a certain hour, someone came pretty late and kept banging on the front door and it startled us a bit. We didn’t go out right away because we didn’t want to just let someone in that shouldn’t be there. Someone else let him in, and as we were leaving we gave him the number for who to contact, but we felt we shouldn’t have had to do that.

Great location, nice big room with a private balcony overlooking a garden. The complementary breakfast was delicious. I would highly recommend staying there on your next trip to Rome.

Comfy and clean bed, good shower in an enormous bath and lovely balcony. Well stocked mini bar if needed.

I must admit when I saw the picture of a jacuzzi on the balcony, I imagined that was what we booked…more than likely I misunderstood. But we did have a jacuzzi bath inside. Forgot to inform the owner that our kettle didn’t switch itself off…had to manually switch off…best if that gets replaced.

Such a disappointment. For the amount of money we paid.There was no one there to help us with check in or to answer any questions. Then I called to ask a question and they were very rude and hung up on me. Then emailed me through booking.com and said they told me over the phone when we got disconnected and I didn’t even hear an answer to my questions. Again, very rude. The only nice things about it was the terrace and the short trip to the train station. Would not recommend this “hotel” to anyone.

Loved the location, the two guys who run it are incredibly friendly and helpful,
It’s clean and welcoming, having the balcony and jacuzzi bath was perfect after a lot of walking around Rome
Extremely minor things, bed dipped on one side but was a nice large bed so didn’t make any difference,
Flooring panels little loose in areas, added to the affects of Rome but really nice well maintained rooms
