Nice location, a private vila with a swimming pool, dogs and cats. Nice hosts and children friendly. Air-conditioned room.
The bathroom was a bit small, but this might be typical for Italy.

Amazing location, 2min walk from station with a direct connection to Rome Termini. So you can explore Rome at daytime and escape the busy city afterwards for some peace and quiet. Very beautiful garden which is very well taken care off, nice swimming pool. Appartment was nice as well.
Hosts forgot our reservation and werent there when we arrived. Had to wait 1,5 hours. Wifi didnt work. Breakfast was a little dissapointing. Theres written that if you use more than a certain amount of electricity per day you will get charged extra (not specified how much) Because of this we didnt feel as relaxed because we were always a bit stressed to have to pay more.

The main advantage is the large, clean pool. You can sort of combine your holiday with a swim in the morning and a walk around Rome in the afternoon. Also worth mentioning is the beautiful, well-maintained garden. The owners love animals, they have 4 dogs and three cats), the animals are cute and sometimes cheeky, they come into the house themselves and can look in the fridge and on the table. The kitchen was ok, everything was there for cooking. The bathroom was clean, the drain was not clogged as it often is in hotels. All in all everything went well, apart from the fact that our flight was cancelled and we extended our stay by 3 nights))) Here's a thank you to the hosts for accommodating us without a reservation.
I would have liked more; you can't get enough of croissants. Given that the nearest market is at the next train station, I would have liked a more hearty breakfast, which I would have gladly paid for. I would advise if you are stopping by in the evening to buy something for breakfast, otherwise you'll stay hungry) The situation is saved by the restaurant in the next street, we had dinner there every evening. If you don't have a car, the last train from Roma Termini goes here about 21:28, which is inconvenient. Our flight was delayed and we didn't catch the last train. Taxis from Termini station to Fiumicino airport cost 100. Consider such nuances if you plan to walk around Rome at night or arrive late.

Wonderful
It was nice but it was not comfortable for 2 couples. It's better equipped for a couple with 1 or maybe 2 children, because the second bedroom is tight and less comfortable than the main bedroom. Otherwise it was very very nice and convenient for taking the train to go to Rome.

The place is really charming. Full freedom inside. Very nice swimming-pool, even if it needs some adjustments. Walk-distance from train-station, with direct connection to Rome.
I would really have liked to give 10 to this place, where indeed we felt very fine. The lower evaluation is due to the lack of professionality of the staff and the fact that guests are left very alone if they do not search first... and there is not a proper reception where to ask. The swimming pool and its sourronding are sometimes not very clean. And... there is a difference between breakfast included and ingredients for breakfast included, but then you have to arrange and clean by yourself.
