Wonderful
It was wonderful to have such a spacious and comfortable room in the centre of Rome. It was close to sights such as The Colosseum, The Forum and The Trevi Fountain. Great location with lots of cafes, restaurants and bars. Staff were very pleasant and helpful.
We liked it all! Thank you to the staff who were so welcoming! The breakfast cafe for breakfast was a little bit of a let down and there was very limited choice.

Very Poor
Location is good, but too many bad experience to my family, so we think its not worth 200 euro only pay the location
We have very poor experience there, the shower machine was broke, so three people had no shower after a long trip from Venice to Roma.
It is said on the booking page theres a heater in the room, but the heater never works during our stay, we asked the owner, he said it only works 6-8pm, so the whole night we couldnt have the heater, my parents were woke up at midnight because too cold. So what wrote on the page was not true.
And the room itself was shared with another family with the living room, we did not feel comfortable and safe.
There were a lot of traffic on the street, the windows cant close tightly, so many norse at night.
Honestly speaking, this is not worth 200 euro per night for 3 people, theres many hotels around the corner is 200-250 euro for 3 people including breakfast!
The last thing annoying me is, I cancelled with booking the 2nd night, but I already paid 2nd days 18euro city tax in cash to the owner on the first day we arrived, but till now, 1 month after our leave, they didnt pay me back the city tax, both booking and the owner didnt pay me back, for me, this attitude is very bad, theres no trust.

Pleasant
Incredibly good location apart from the traffic. Close walking distance to everything important! Nice very spacious rooms and a closet. Good elevator almost to level. Very nice maintenance man Michael. Decent breakfast with nice bar personell in the bar below, vouchers received upon arrival.
Please notice that the tourist tax is NOT included in the price, it is currently 6 Euro / person / night. Charged in cash upon arrival, no register, got receipt afterwards. Odious smell in the apartment upon arrival. The appartment 2 is actually one half of a bigger appartment and the thin doors to the hallway and between rooms are not at all soundproof + peekable keyholes! The owner sent us pictures of the apartment but with the other apartments bathroom, no clue... It took 4 four days to get an operational shower. There is no shower screen and no hooks in the bathroom. Loose details. The traffic noise is loud 24/7 and the windows (though ugly modern) are not soundproof. Get used to sleeping with good earplugs in advance! Very hard bed in the main bedroom.

This apartment is bigger than on the photos, it is comfortable and warm (we were there in January). The location is perfect, on Piazza Venezia, you can see Capitoline Hill and Vittoriano from the windows, Theatre of Marcellus is just around the corner, and Colosseum, The Roman Forum, Arch of Constantine are minutes walk from the apartment. There are cafes, restaurants, bars, gelaterias, pizzerias and shops nearby. From Piazza Venezia to Piazza del Popolo runs famous street Via del Corso, with shops, restaurants, galleries and churches. Pantheon, Vatican, Fontana di Trevi, Spanish steps, Piazza Navona, all of it is at a walking distance.
Breakfast is served in a bar downstairs (the bar itself is open 24/7), and is ok. Taxi stop is downstairs, bus terminus is in front of the building, bus stop for hop-on-hop-off is behind the building... So, it is so convenient, that you can go out in the morning, see what you want, have lunch, come back to your room, relax, and than go out again, because everything is closeby, and Rome is very, very lively city, from early morning to late evening. Many museums, galleries, even basilicas are open until 8 pm, and there are night visits to Colosseum as well. Our host Massimiliano gave us some tips for food, where to eat (from fine dining to street food), which was very helpful. All in all, this is a great place for visiting Rome. Plus the apartment is in the old building, so it gives you that special vibe of Rome, because Rome is old, it is ancient, you can feel it and see it (and smell it) while you're there.

Wonderful
We had a wonderful stay at this centrally located apartment in Rome for my husband's birthday. The convenience of walking to nearby attractions, coupled with easy access to bus stops, made exploring the city effortless. The apartment itself was stunning, offering fantastic views and nearby amenities like great restaurants and baggage storage options for those wanting to wander after check-out. Additionally, having breakfast available at the caf in the building was a delightful start to our days. Highly recommended for families with toddlers looking for both comfort and convenience in the heart of Rome!
Initially, we booked what was advertised as a premier suite with a living room, but encountered an unexpected hiccup when one of the living room doors was locked by the cleaner without prior notice on day 2. When we reached out to the owner, it was clarified as a misunderstanding, yet it left us feeling a bit unsettled about our privacy. While the owner's effort to rectify the situation was appreciated, it highlighted a lapse in communication that impacted our experience. Moreover, the proximity to the roundabout means there can be quite some noise with the cars due to traffic. Additionally, while the breakfast at the caf was convenient, we would have preferred the option to have it served in-room for added comfort. Had we been aware beforehand that the apartment was intended as a two-bedroom unit without the living room access, it might have influenced our decision differently. Despite these drawbacks, the central location and the apartment's views were certainly appealing aspects of our stay.

Its original to take the breakfast in the bar near the property. Everything was good and warm welcome.
Like its a very good location, its just in front of a tourist place, you are near a main road and there is a lot of traffic during the evening and early in the morning, thats the only thing which had been disappointing.

Disappointing
Very difficult to find at night. Host knew our plane was delayed because of air traffic. Charged me extra $30 because we finally found the apartment around 9. Didn't feel welcome so never had breakfast. Very loud outside noise. Bright lights on an outside building pierced your eyes from the hard as rock bed. Linens are sparce and no blanket for the cot. They would always enter the unit and turn off the ac and unplug computer equipment. Had to be concerned with employee showing up frequently. Location is fantastic. Host is rude. Tub had lots of mold.
Read above The bright lights were taken from bed at night.

Truly an Italian apartment with the most incredible views! The apartment is located in historic Rome and close to the Big Bus stop and within walking distance of many of Romes most popular attractions. Daily breakfast at the cafe was provided and added charm to our entire experience. Our host was very friendly, helpful and accommodating.
Everything was perfect and added to our Rome experience.

Wonderful
The Aracoeli B&B is situated right opposite the popular Vittorio Emanuele and can be seen from the bedroom window. There is also several bus stops right outside the apartment which makes easy access to either the Termini station or vatican city. All other landmarks are of walking distance with the colloseum being only 5 minutes away. The accommodation is inviting and the owner, Massimo keeps in touch throughout the stay ensuring things are ok. Michael is also fantastic and makes sure things are clean. The breakfast is not served at the B&B but at the Cafe Aracoeli which is 2 doors away. The owners of the cafe are also very welcoming and you hand over the breakfast voucher to them to order, breakfast consists of a coissant or sandwich, hot and cold drink and some fruit. There are food places on the same row and a place with really good gelato only a few doors away, you have to try the pistachio orange gelato! Overall a lovely location, in the heart of Rome, easy acceas to everything and welcoming owners, 5*. (travelled with my husband and son)
Overall everything was to our satisfaction but travellers need to be aware that this is an apartment building and if you have any problems then the owner resolves things asap.

Very spacious apartment. Cleaned every day And fresh towels when requested
No coffee pod machine. just a little extra for the morning. We stayed 5 nights and though the breakfast was included at a local bar/restaurant was the same thing every day coffee, water and a pastry / white bread sandwich .. we couldve chosen to have juice instead of water but the juice was not a fresh / real juice .. bit of a change wouldve made a difference seeing how we were there 5 breakfasts .. but other than that. Perfect location .. easy walking to all the major sites

We only stayed o/n before leaving Rome. The host was great. The location was ideal for dinner and comfortable to walk around. The apartment was very spacious and the building was secure. It also had a lift.
A bit noisy but it was Saturday evening.
