The property was extremely central within 10-15 minute walk to the majority of the sights with the exception of the Vatican but easy metro connections.
Staff extremely friendly and helpful giving us recommendations and able to assist with any queries we had.
Cleanliness was great and facilities top notch we didn’t use the spa so unable comment in those.
Cannot fault the hotel or staff in any way

Fair
The hotel was in a convenient location, although took 45 mins to walk to the Vatican City.
On arrival, I asked if we’d got a quiet room as I had requested upon booking. I was told as I’d booked on booking.com I hadn’t got a quiet room. It was extremely noisy with sirens, music and loud shouting throughout the night. We had to keep the window/door shut all night but it did not provide much sound insulation. I didn’t realise booking on booking.com meant you weren’t able to make a reasonable request.
The air conditioning didn’t work, the room was stifling hot, I asked at reception and was told we couldn’t have a/c, disappointing as we’d chosen a hotel with a/c in the room and paid for it.
We arrived at breakfast on the third morning, as previously I gave the room number to the ginger haired woman behind the bar. I said good morning, it’s room 401. She said “Good for you”. I thought I’d misheard her and said pardon, she repeated “Good for you” and did not seat us for breakfast. The ultimate rude response which we were baffled by.
Anything other than the basic buffet breakfast has to be paid for eg pancake, waffle, eggs Benedict etc.
The room had not been thoroughly cleaned, with hair on the sink and stains on the bidet. The glass toilet door was covered in prints and the toilet flush plate had sticky mess on it. The shower had no door and was open to the bedroom, so our shy teenage daughter refused to shower for 3 days.
The door onto the 4th floor balcony opened right beside the children’s beds, with was unsafe, but the door by the adult bed did not open, so we were unable to cool the room with fresh air.
I would never return and would not recommend this hotel. Disappointing for the price as it looked so lovely on the photos.

Spacious room, comfortable bed, excellent location.
The bathroom door was from glass, so there was light early in the morning.

This hotel is in a great central location, which was very convenient for exploring Rome. The room was spacious, and the bathroom was clean and well maintained. There’s also an elevator and a terrace, which are nice touches.
Personally, I wasn’t a fan of the darker décor, although my husband found it elegant. One thing to note is that access to the spa costs an additional $30 per person, which wasn’t clearly disclosed during booking. For me, that was a downside, but if that’s not important to you, the property itself is still a solid choice thanks to its location.
The staff were very kind, welcoming, and friendly. They also recommended a wonderful place for dinner, which made our stay even more enjoyable.

Good
The location.
There was a terrible smell in the room from bathroom. The staff was told, but could do nothing to fix.
Only after several complaints were we given a different room the next day.
