1. The young guy who was responsible for service during breakfast, made fresh orange juice and delicious coffee. Very happy with his service, he was prompt in restocking food and very helpful. The breakfast menu is good and varied.
2. The room had good sound insulation, everything was renovated recently (just with problematic cleaning service), new plumbing system, well installed shower and WC.
3. Near the hotel there are some wonderful cafes and restaurants, a list of which was given at the reception. Pizzeria Donna Cira and La Francescana have very tasty food.
The first day after our arrival we had only cold water. The next day we reported the problem to the reception, who promised to check the water in our room. Hot water did appear after, but when we returned after walking, we found the room and private corridor doors unlocked.
Sheets and towels were only changed 1 time/6 day stay. On New Year's Eve and the first day of the New Year, our room was not cleaned, with an overflowing trash can, we had to make the bed ourselves. We returned after New Year's Eve in the city and found an untidy room. There was no staff, we only found information on the door that the staff was celebrating and wasn't working that day. We went into town hoping to find a tidy room when we got back, but it didn't happen. The room was messy again, several bags of garbage were not taken out, the toilet paper ran out. I wrote a message to the staff but did not receive an answer. So, after walking all day, we had to go back into town to find somewhere to buy toilet paper. "Not disturb/please clean room" card we only received last day of our stay...
The hotel does not have enough space for guests in the breakfast room during the winter season, 2 rooms with 6 tiny tables. If more guests arrived at the same time, they had to wait for the other guests to eat or went back to the rooms to wait.
The photos of the hotel on the booking do not correspond to reality at all. I chose this hotel based on the cheerful photos of the light-colored rooms, but we got a room painted in dark, depressing colors. The window of our room faced a messy courtyard, there are no curtains on the window, so if the window is opened during the day, the neighbors can watch the inside of our room. No privacy, unless you want to sit in the dark all day and not open the shutters. There was no table in our room, no chairs, no armchairs, which are in the photos and description published by the hotel. You could only sit on the bed.

Nice staff, great location, spacious room.
After hours is all self check-in and you cant speak to anyone if something goes wrong (which it didn't). Added to that, hotel is not easily found/identifiable from the street.

Disappointing
Best part about this property was the staff - everyone was super friendly and helpful, communication was timely and precise, and generally people who work there do a great job. The other great thing was breakfast - it was fairly simple, but they've managed to do it really well and fresh and right. I also liked that coffee/tea/water were always available throughout the day, plus some fruits/cookies - but especially filtered water. The location is also pretty good - close to many central places and with a variety of restaurants nearby. Bed was alright.
There was, unfortunately, a lot of negative things about the property too. Perhaps it was only our room, but it was quite neglected - bathroom towel hanger was broken, balcony blinds non operational and stuck midway (so we had to dive under it to get to the balcony), blinds covering ugly inner yard with construction dirty and old, traces of cup stains and insufficient cleaning on many surfaces. Balcony had 3 AC outlets from different rooms so was very dusty and uncomfortable. Heating worked at random times, so were suggested to use AC for warmth - but it was very noisy. And speaking of noise, at times it felt like the whole room was vibrating with noise - probably from AC units, but not sure. Additionally there's a seemingly perpetual construction in the building so no chance of sleep past 8AM (it was really loud just to be in the room, never mind sleeping). Clogged shower with poor water drainage. No shower gel (shampoo was there but gel was missing). Room itself is quite small and barely has place to seat - one chair and that's about it.
It's not the most expensive place, but it still is not worth the price, and it's VERY far from 8.8 rating on Booking.

We had an excellent stay! Communication was great from start to finish. The room was spotless and cleaned daily throughout our stay. The location was perfect, within walking distance of most landmarks, which made exploring very convenient. To top it off, there’s a fantastic restaurant right beside the main entrance. We were very happy with our experience and would highly recommend it!

location is great. walk distance to most popular places. there’s an airport shuttle to the FCO just 10min walk from the hotel.
loved the breakfast service. rooftop was great!
the duvet cover doesn’t really work… every night we found the cover all messed up and duvet exposed. definitely a problem if you’re not a quiet sleeper. other than that, the bed is overall comfortable.
there seems to be a rat living in the bathroom ceiling, and we can hear it running around every day during the day. it’s probably not the hotel’s fault, just like any old buildings, and it doesn’t bother our sleep as it goes quiet at night. we’ve shared the feedback with the front desk and believe they’ll address it asap.
