Everything! The location is amazing. We had 2 rooms, The 9 and Whisper, both of which were absolutely gorgeous. Franco and Emanuele could not have been more helpful. They arranged transport from and to the airport at a very competitive price. They suggested restaurants and made reservations which was very helpful.
A pillow menu and a USB socket would be an added bonus but really there was nothing we didn't like.

Great location and amazing service! We stayed here for 4 nights, and we had dedicated service from Franco and Emanuele from check-in to check-out. The hotel faces onto Piazza di Spagna, but taxis can drop you off directly in front of the building, and you take the lift to the 3rd floor, so there’s no carting your luggage around

The Hotel is a perfect place to stay! In the heart of Roma located next to all the places to be! The rooms are very large, with a very comfortable bed and offers everything you need, and if not the lovely staff and owner of the hotel will help you with everything! The owner Franco and his staff did all they could to make our stay just incredible! I can recommend it a 100% and will definitely come back here soon!

The hosts were super helpful at every turn, from booking restaurants and arranging luxury airport transfers to organizing SIM cards for our mobile phones. The location is also magnificent, right next to the Spanish steps.
There’s nothing I didn’t like about this place, the location is particularly amazing, right in the heart of Rome meaning we could get to all the attractions on foot.

We had an incredible stay we have just had. Franco (the owner) couldn’t have been more hospitable - from the moment we made the booking he got in touch to arrange transport and restaurants. He has created an incredible boutique hotel / art gallery in a superb location. Both our suite and our kids deluxe room were superb with beautiful bathrooms, great / cool decor and high ceilings. When in Rome…. you must stay here!

This property went above and beyond our expectations. Location is spectacular, walking distance from all designer boutiques and excellent restaurants, there is an excellent coffee shop with food and breakfast right down the main entrance, and taxi stop is just in front, so everything was so convenient. In addition to the amazing property Franco our host was incredibly helpful with everything needed, tours, restaurant suggestions and reservations, he even helped us with stocking up our fridge with groceries before we arrived. We traveled with our baby and a playpen and high chair was also provided. We will definitely be back, this property is a true gem!

the location of this luxury boutique was great, only steps from the spanish steps. the hospitality of Franco and Emanualr made us feel welcomed, further their resturant recommendation was superb. this boutique hotel has only 6 rooms in a traditional roman building, but inside the hotel the tooms and lobby are modern and beautiful. definitely will recomend the hotel for families and friends.
some paint touch up, in the room will make them look fresh.
