We have stayed at this hotel at least 10 times. Lovely older hotel but updated. Worth every penny. Great staff, wonderful breakfast and beautiful rooms.

Very Good
Location is very central, walking distance from central station
Hotel is very clean and neat
The isolation between rooms is not good but this building is over 150 years old

Location, location, location. Right next to the rail station and city bus stops. surrounded by restaurants that are little gems with great prices. Property is spotlessly maintained. Front desk and wait staff are friendly available and always professional.
As some other reviewers have pointed out noise carries from room to room. If you close communicating door between the bedroom and the bath/entryway you should fare well. The pillows were like small bricks and I think they were excavated from ancient times.

Very Good
It was a beautiful hotel. The staff was wonderful and the room was very spacious.
The twin bed in our room was old and sagged so bad that we had to let our kid cram in with us.

Great location. Easy walk from Roma Termini train station even rolling suit cases. Walk past the buses out front 2 blocks to the traffic circle, then Turn left walk two blocks. Really great included breakfast, seating inside or on the deck of the beautiful court yard. Subway only one block away to get to colosseum, Vatican, or Spanish steps, or you can walk. We are reasonably fit seniors and took train one way and walked back. Bus stop right outside hotel. Use google maps. It will give you train or bus choices, bus numbers or train. Use credit card tap for buses or subway. Use the Leonardo express train to or from airport. Great staff and service at hotel. Watch a few u tube videos how to take transit in Rome. It’s easy. Weather perfect 1 st week of October.
Hotel overall was grand but our room had really strong foul smell. We had to open the room and bathroom windows. Room is dated but bathroom is updated. We didn’t complain. Figured it was just from age of hotel. Would have preferred modern interior but really liked the historic architecture.

The beauty of it and location ! Metro station close by made exploring Rome perfect. Chandeliers in the breakfast buffet were epic and the room size and bathroom size were great!
All was perfect no complaints

Poor
Worth pointing out that the bathroom was clean and amenities were good (at the very least) The breakfast spread was fresh and had enough proteins. The back of the house housekeeping staff was a lot more pleasant to look at than the front of the house staff.
Also mentioning some of the other hotels we gave a great review for on this trip to highlight the problems with this fine establishment in Rome.
Hotel Digon Castelrotto (Agoda)
Ibis Schipol Amsterdam (Booking.com)
Boutique Hotel Poerio 25 (Booking.com)
Absolute worst. I don't know how and why we chose this place for my in-laws and us to stay at.
The check in counter is understaffed. There's one person doing check outs and one doing check ins at 1130am - why is there a check out counter in 2025 beats me..
Once the queue is done, the other counter won't simply help the guests in the other line.
There's also some guy in a suit (later on realized he's security) who does ABSOLUTELY nothing hahaha. He has no clue where the staff is and says he's not in the front desk department and cannot help us by telling if the one queue is for check in or check outs despite standing 3ft from the counter (yes, the lady disappeared and now there's one man at the counter handling a queue of 10+ guests) at 1pm on the 10th October.
There is an additional charge of 7.5 euros per person per night - as if the 700 EUROS for 2 rooms for a night was not enough.
This same fee ranged between 2-3 euros in the Dolomites, Venice, Naples and Sorrento/Positano.
Uninterested, disgruntled staff, practically zero grooming standards for the men, bell staff (D**p) and 'security' gossiping 3ft from the counter without knowing anything about what's going on at the hotel. The other bell staff upon checkout was too busy playing chess on his phone and really didn't like us coming in to store our luggage upon check out.
Our female Uber driver to the airport was embarrassed to see none of this hotel staff helping us and our 75 year old parents with 6+ pieces of luggage. Even she helped us with our luggage at 520pm on the 11th October when the other guy was playing chess and charging his phone.
I'm sure there are hostels with a happier vibe.
Elevator looks quaint until you realize you can't fit it a party of four with even 3pcs of luggage - which would have not been a problem had the bell staff (D**p) offered assistance instead of just existing in the lobby waiting to go home.

Everything was great. Starting withe location, it was close enough that we could walk to many popular Rome features. The breakfast was well prepared with a variety of options and setting was elegant. The room was large, clean and had old world charm.
Nothing.

All the people were helpful, nice, and actually a joy to work with. The property was clean. The breakfast was wonderful.
As an American, the only thing I can complain about are the pillows. But that’s because I am spoiled with the pillows I have at home. Everything else was great and to be truthful, The pillows were not that bad.

Great location and such a beautiful historic hotel. Over 100 years old. Great historic elevator that we used all the time. Breakfast had lots of choices. Also our room had a cute balcony and there is a lovely garden to enjoy .
I felt like I had to whisper in the hallway near the washroom. Walls are thin in the hallway to the washroom. However if you close your bedroom door and washroom door it wasn't bad
