Nothing, we couldn't check in and the host ignored our messages and calls.
We booking the same day stay while in Rome during our New Year vacation, because we wanted to stay in Rome for an extra day. I messaged them and even sent them a text about our arrival time, but didn't get a response. We came to the location on time and there was no host and no way to check in. We waited with our luggage in the cold and kept calling them, but there was zero response. We then contacted Booking.com and spent an hour trying to get help. In the end, we had to book something else by ourselves. The worst part, the host still charged us and didn't agree to issue a refund even though they didn't host us. Don't stay here.

The location is good and the room was clean. Its in a basement so it's very musky and wet or maybe molded. Without functioning AC it's impossible to sleep comfortably.
The entrance gate must be called and only the number registered to the booking works, however I couldn't get through at all, the gate never opened with the phone number instructed to contact. A neighbor let us in and helped us find our room.
The room AC was broken or sounded like it and couldn't keep it on. No staff at property for check in or early checkout. I booked another room because of bedbites an hour after laying down.
Lastly the bedroom had bugs or bedbugs, I left at 3:30am because of broken AC and bites on my body only 1 hour after laying in bed.

The property is in a local neighborhood not so far away from the city, easy to commute and hang around the area feeling safe and in a more local environment
The property feels a bit forgotten, the service from the host was excellent but the facilities were dirty (kitchen, utensils, tea pot) the couch is peeling apart, even the toilet in the room was a bit dirty when coming in (I don’t know if that stain is permenant, but wasn’t pleasant to see first time coming in.

Wonderful
Excellent for a stay over and it is in a very good neighbourhood.
It is within reach to public transport, close to bus routes that go to Termini Station and close to the Metro Stop making it within fast reach to the centre of Rome.
Not much to say here. It could be that the doors may need better soundproofing for light sleepers.

The host was very responsive and great! She upgraded us to a bigger room without even asking!
The beds were very comfortable and location was perfect. Just a walk away from bus station and great location food, coffee shop, markets and pharmacy.
Neighborhood was perfect. Felt safe at all times. Seems like it’s mostly family and older people in the area so you’ll feel safe getting back home past 2am

Room Is contemporary, clean, and inviting, with a comfortable mattress. The shower pressure was good and the bathroom was very clean and had all necessary amenities. Staff was pleasant and helpful. Room is located four stops from Termini stop and took about 20 minutes (with walk to metro) to get to central Rome. Plenty of nearby bus lines too. The neighborhood itself has all conveniences within walking distance: grocery stores, pizzerias, bars, and grocery stores.
Managed to get lost in the maze of similar streets every time I left my room. GPS and google maps were just as confused as I was, it seemed.

- Reception guys treated us in a friendly way

- No AC condition، only depend on a fan.
- No elevator
- Room in the underground in a building that is looks like it is empty for a very long time.
- Room windows are high ( near the roof ) you cannot adjust them for more air

The staff were polite. But even after informing me of the check in hours, the staff contacted me by phone rushing me to send our passports by text because they had someplace else to be and I needed to check myself in during the normal check in hours. To get to the room was a maze of using a local phone number to call a number that unlocks a gate. Then find an lockbox to find keys to venture through stairwells, using those various keys, and unlocking doors before opening a door that brings you into a dark basement kitchen with two bedroom doors. The room we booked apparently had no AC even though there website from booking said the facilities had AC. Apparently you have to check each individual room to confirm that it has AC. The room was humid, a window was left open, the room was filled with mosquitoes, and a small fan to move the moist air around. The bathroom shower has no curtain and if you wanted to shower you were soaking the entire floor. Honestly you get what you pay for… that was an adventure I wasn’t winning to continue so I found another place to stay.

Guest Heaven's customer service was unresponsive — multiple WhatsApp inquiries went unanswered. The front desk staff spoke only Italian, making communication very difficult. The room had poor soundproofing; noises from the neighboring room were clearly heard and disturbed our sleep. The shower also didn't work well, with very weak water flow, making it hard to take a proper shower.

The property of the area was in a good neighborhood, 10 minutes away from the train station by walk as well as the supermarket. Also felt very safe even at night.
The room we had was very secluded which was nice considering it wasn’t on the main level however it did smell like cigarette smoke when you walk in. You get used to it through.

This property was very clean, spacious and modern. It is a 10 minute walk from the subway or a five minute walk to the bus stop. Very easy to get to. Either way it’s not far from Roma Termini train station. Security is certainly not an issue- there are three locked doors and a gate between you and the street. Bed was very comfortable but pillows are a bit large.
The air conditioner was really loud. Also, we were never told where the buzzer was to open the electronic gate; so we were a bit panicked at 0730 when we were trying to leave for the train station- perhaps include that in the booking details.
