I rarely leave reviews, but I felt it was necessary to share my experience with Dimora Frattina. Firstly, I was taken aback by the sheer rudeness of the staff. I had read that Italians are known for their warmth and hospitality, but the staff here proved otherwise. Every simple request was met with an eye roll, and questions were often answered with curt, short responses. But that wasn't the worst of it. The cleanliness, or lack thereof, in the room was shocking. The sheets seemed unwashed with noticeable stains, the bathroom had mold spots, and there was a distinct musty odor permeating the room. To top it all off, I realized upon returning home that I had left behind a cherished item in my room. When I called the hotel to inquire, they curtly informed me that nothing had been found. Given the overall lack of integrity I experienced, I can't help but suspect that it might have been taken by someone. It saddens me to say that while Rome itself was an enchanting experience, my stay at Dimora Frattina significantly marred the trip. Travelers, be cautious.

The hotel was situated in a ideal location - walking distance to the metro, the Spanish Steps and Trevi Fountain. The room was beautifully furnished and very cosy.
We had 3 large pieces of luggage and the rooms a located on the 1st floor, it was very difficult to carry these up the stairs.

The description when we were booking mentioned 1 twin+ 1 king+ 1 sofa bed. However there were only 1 king and 1 sofa beds. When we complained they said that was wrong. Sofa bed was very uncomfortable.

Very difficult to get to room on 5th floor. Door knob was broken. Had to go across the street from checkin to get to rooms. Dirty comforter.

The entire experience was great. From our arrival, the host was very friendly and helpful, and we had a nice chat. we got a bigger room than we requested, which was large, clean, and inviting. The bed itself was comfy, water had good pressure, which was a surprise given the age of the building. The best part - was the location, the hotel is not just within walking distance from the center, it's right in its midst. During our entire stay, we walked places and didn't need any public transport besides the train from the airport. I can't stress this enough, the location was crazy, and we ended up visiting the hotel several times mid-day to rest since it was on the way between locations.
The reception itself was inside a separate building, and on the first floor, so I'll recommend keeping your luggage below, to avoid carrying it up the stairs.

This accommodation was perfect for our city break. It was so convenient, based a short walking distance from almost every stunning site Rome had to offer. We were upgraded upon arrival to an apartment and it was simply stunning. I would highly recommend this for a comfortable, cosy and convenient stay in the heart of it all. Excellent value for money.

We stayed family of 5 in one big room. Location was very central, near the Spanish steps. We could get new towels and help when the internet connection fell one evening. There was a small elevator to help us to the top floor.
On our way to Rome, we got a message from "Booking.com" that my credit card is not good and I need to act NOW in order not to loose my reservation. NOT WHAT YOU LIKE TO HEAR last moment just before arriving to Rome after 1000KM drive! There was of course no problem with my card. I could read in Google its done systematically in this property. I leave it to your imagination to figure out why this credit card "trick" is done. The sofa beds were awful. In the building next to us, they were busy with renovations starting 5 AM! Not what you expect for such an expensive stay! ** Responding to the reaction of the owners : my credit card WAS (still is) valid and the preauthorization was successfully done few days before arrival. I fully paid upon arrival with the SAME creditcard**
