Property is located right near major transportation routes including metro and bus. It is also only 15 minutes walking from the train station although I wouldn’t do this at night.
Room felt a little cramped although I guess this is what you’d expect from a budget hotel.

We stayed in room 200 and the tub was an unexpected surprise. I didn’t understand the glass door on the WC. Could have been a solid door.
Nothing- very professional staff at check-in and at breakfast. Security was also very friendly- a nice twist!

Fair
Only the location
Breakfast was very poor, low quality products, first time when I see such a low standard.
Plates on the breakfast were from plastic.
There is no sound barrier in the room, you can hear the others passing and taking on the corridors like they Re in the room.
In the room only paper cups, no glass cups.
The hotel is rated as 4 starts but honestly is maximum 3.

Exceptional
Friendly , efficient front desk staff. All we met were superb and always had the time of day to assist us with queries.
The room was roomy and the bed vey comfortable. Cleaning staff we encountered in the passage were courteous and professional. Rooms and bathrooms very clean. We liked the fact that we could open the windows in our room and bathroom.

Good
The hotel is at a very nice location, right by the Coliseum. It was clean and kept tidy. The staff was nice and friendly.
It was not easy to get the wi-fi password. There was no coffee in the hotel. The key cards didn’t work as well as the airconditioning in the room.

Wonderful
Decent family size room. Location was perfect. Friendly staff.
Bathroom door was glass and fully visible. Not enough vegetarian options for breakfast, eg potatoes, hash browns.

Wonderful
The breakfast and the position near the metro station are great. Good bed.
The door of the bathroom was broken. The room has something like bricks on the floor and our socks were always grey.

Very Good
Very close to the subway station and a 15-minute walk from the Colosseum. The bed was comfortable and the room was very silent, so we were able to rest properly (in Rome you may walk a lot in order to visit the city, so it's important to have the opportunity to recover with a good sleep during the night).
The TV didn't always work. Some channels didn't receive the signal properly, I guess, so it wasn't possible to watch certain shows. Our double bed was comfortable, but it was two single mattresses, not one double mattress. The gap between the two is unpleasant.

Wonderful
Hotel located very near the train station which is very convenient. Room is clean. Breakfast spread is pretty standard.
We find the mattress too soft and not very good for those with backache. Customers service not smiley nor friendly.

Pleasant
PROS:
- Great location about 1km away from the Colosseum and also 1.4km from Termini Station
- Clean room and hotel
- Literally saw the metro station from my window
- Staff spoke english pretty well
CONS:
- Staff was friendly, but unhelpful. Need the invoice printed? Sure, you only need to ask 3 times in different days, 4 different people after they already took the money and the company details from the first night/contact with helpdesk. That was strike one. It took 2.5 days to get an invoice even though they all said: Sure thing, sir, just come back a bit later and we'll have it.
- Second strike was the fact that the whole stay we didn't have Shower Gel or Shampoo or even Liquid soap. Did they have the containers? Sure they did. Did we ask 3 times the front desk and 1 time the cleaning lady to please refill it? We did, and we always got the: Of course, no worries. Yet besides the hard soap that was present, no liquid to be seen for the whole stay.
- We had breakfast included in Rome, the capital of Italy, so we did expect some decent at least cold cuts, some cheese options and fresh veggies plus some pastry. The food was mediocre at best. Same food every breakfast, same 3 cold cuts that tasted like the cheap supermarket ones, 2 cheese options the same as the other. The veggies wanted to eat you from the look of it. The pastry options were alright though so if you're okay with only that, some eggs and jam, you'll be good.
- Ok, I get it, it's Rome and it's a tourist attraction for millions, the historic buildings and all that glam, but the furniture wanted to remind you of the 60's. Clean room, small but not cozy, just looked like a student's bedroom but with no personality. Sure, that's a personal point of view, but I expected some sense of pride for italian design in a 4 star hotel close to the tourist area in Rome.

Exceptional
I would like to extend my sincere gratitude for the exceptional service during our stay. I had requested a twin bed upgrade, which was very important to us, and arriving at 2 AM to find we had been upgraded for free was a wonderful surprise that truly saved our night.
Furthermore, as a vegan/vegetarian, I was deeply impressed by the staff’s attentiveness. After informing them of our dietary preferences, they went above and beyond to prepare exclusive vegan desserts just for us. It was such a warm and thoughtful welcome.
There are a few areas for improvement that I would like to highlight. First, the bathroom doors do not close properly. Second, the breakfast buffet area is far too small for the volume of guests. The two-person tables are cramped and uncomfortable.
Furthermore, it was very frustrating to see that all the four-person tables were constantly marked as 'reserved,' leaving no available seating. Even when we tried to sit at one of those empty tables, we were asked to leave by the staff. Although these points would not make me to downgrade my stay. I am very pleased and satisfied.

Wonderful
Great daily breakfast service (included with room). The hotel is modern, clean, and comfortable. It's in a great location. The hotel is right across the street from a Metro (subway) station and local bus stop, and also about a 20-minute walk from hotel door to the Colosseum and other historical attractions. Also found good restaurants within walking distance of the hotel. The area felt safe to walk around during both day and night. Hotel staff were attentive.
I reserved the hotel through Booking.com and selected an option for a queen bed (or classic double). What I actually received was a room with two twin beds pushed together. While this may appear to be a solution in terms of the overall size of the bed. I wanted a queen bed/double for 1 person so that I could stretch out in the bed. The problem with two beds pushed together is there is an uncomfortable crack between the mattresses where the two beds meet. If a hotel does not have actual queen/double size beds, they should not advertise queen/double beds as an option.

Breakfast and location were good. It was near the Colosseum. The staff were polite.
The room smelled of dampness. The furniture was also a bit old.
