The location was awesome with sides views of the colosseum and lots of restaurants down the street. The owner was helpful with finding places.
The place is in a great location and could be a gold mine for the owners. It was sad to see that the owners allowed their place to go down hill. The pictures online are old and out dated. The room was very dirty and not kept up with. The lights had rust in the bathroom, the bed was ripped and stained, the walls had a yellow dingy color with an off putting smell. They need to remodel and get new furniture.

Location is unreal. You walk out the front door and you are in front of the Colosseum. While we did not eat at the cafe there is one immediately out of the door. We had an issue with the AC (likely user error) and Claudia had it fixed quickly. I would come back here without hesitation.
There was nothing to really not like. I will opt for the street view next time instead of the courtyard which is small .

We really liked that an elevator was accessible but also enjoyed the stairs when we wanted to get our steps in for the day. It was our anniversary and I had asked if they could do a little something. We enjoyed our stay. The view was amazing.
Night life can be loud but not something one can control.

This property was literally across the street from The Colosseum. We had a great view! Room was clean and spacious and well stocked. The bed was comfy too. Its a busy area with several bars and restaurants nearby.
Although the staff isnt available on site after check in, they are readily available via text.

Location was good.
The shower flooded and goes cold.
You will not get a good night sleep here. Hoovering in the early hours of the morning and you can hear everyones conversations at reception. Its like theyre in your room talking. So loud and woken up multiple times due to it.

Excellent location. Right in front of Colosseum. Lots of restaurants and shops nearby. Excellent host and very helpful. Definitely recommend!!
A bit too much noise comes from the streets throughout the night but this is expected as you are right at the top attraction of Rome.
